HEATHERCROFT CIRCLE SUITE 100, CROZET VA, 22932 (the "Property")
Dear Ms. LaCour:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Albemarle County Department of Community Development is responsible for the
enforcement of all the Zoning Ordinance, Subdivision Ordinance, and Water Protection
Ordinance regulations and Building Code compliance for all proposed development in
Albemarle County.
• The Property is zoned Neighborhood Model District ("NMD") and is subject to proffers
approved with ZMA 2004-00024, as amended per ZMA2008-00005, ZMA 2014-00004
and ZMA 2015-00001 and a code of development associated with the approved Zoning
Map Amendments.
• The Property is subject to the Entrance Corridor ("EC") Overlay District, and the Steep
Slopes Overlay as described in Section 30 of Chapter 18 of the Albemarle County Code
("Zoning Ordinance").
• Development of the Property with multifamily dwellings and townhomes are permitted
by -right uses and is subject to the approval of a site plan, at this time specifically,
SDP2017-00004 Old Trail Village Blocks 5, 20 and 21 Final. Final inspections of the
development of the Property will determine compliance with any approved site plan and
building permits.
• The Property is not subject to any known special exception or variance. This office has
no record of a nonconforming use determination for the Property.
• This office has no record of an open violation for the Property.
• Copies of any applicable records may be obtained from this office with a request through
the department's Records Manager, Paul Bjornsen, at pblornsen(a)_albemarle.org once
they have been approved or issued.
