Landlord and Tenant upon the terms and conditions hereafter set forth.
WITNESSETH
In consideration of the payments of the Rent, charges and fees provided for herein and the covenants and conditions hereinafter set
forth, Landlord and Tenant hereby covenant and agree as follows:
Section I. Economic Provisions
1. Parties.

Description of Location: Rt 29N Overflow Lot Approximate Square Footage: 20000
Landlord hereby leases to Tenant the Premises, defined above. located within Landlord's shopping center (the "Shopping Center')
at the location shown on Exhibit "A" attached hereto for the Term, to occupy and use the Premises, subject to all the terms and
conditions set forth herein. The parties acknowledge that this Lease is short-term, and that all terms and conditions of this Lease
reflect a short-term leasehold agreement between the parties. Tenant agrees to strictly adhere to the rules, regulations and policies
for the Shopping Center adopted by Landlord as set forth in Exhibit "B" attached hereto (the "Rules and Regulations"). which are
subject to change, revision and modification by Landlord at any time.
3. Term. Term Commencement Date: 6/22/2017 Term Expiration Date: 7/6/2017
The term (the "Tenn") of this Lease shall commence upon the Term Commencement Date, and shall expire at 11:59 p.m. on the
Term Expiration Date. Notwithstanding the foregoing to the contrary, Landlord may terminate this Lease upon twenty-four (24)
hours Notice to Tenant delivered to Tenant's address as provided for in this Agreement. Notwithstanding anything to the
contrary, in the event Tenant is in Default of this Lease beyond applicable notice and cure periods, if any, then Landlord
may terminate this Lease Agreement at any time upon twenty-four (24) hours notice delivered to Tenant's address as
provided for in this Agreement.
4. Permitted Use,
Tenant shall be permitted to use the Premises for the display and retail sale of consumer fireworks products and for no other
purpose whatsoever during the period of June 22,2017- July 6, 2017 (including setup and take down time) of portion(s) of the
exterior common area of the Shopping Center designated by Shopping Center Management (individually and/or collectively the
"Space") Tenant is responsible for all expenses incurred for the event. All displays and setups must meet with Shopping Center
Management approval and no pavement penetrations are allowed in setting up event equipment. The primary Space/Event
location will be the northwest parking field adjacent to US 29 and the north mall vehicular entrance. All aspects of Tenant's
activities hereunder are expressly subject in all respects to the approval of respective Shopping Center Management. Tenant
personnel will not be permitted to stay on any Shopping Center premises overnight, and absolutely no "RV" or other means of
housing will be permitted on any Shopping Center premises at any time. Without limitation of any provision of this Lease: it is
the sole responsibility of Tenant to obtain all permits required by the respective applicable local, county, state and/or Federal
governmental or other authorities. In the event that there is a change in any local, county, state and/or Federal ordinance, law, rule
