I have reviewed the updated plat and everything looks good except for the following:
1. Per comment #4 of the first review, the labels on Sheets 2 and 3 for TMP46134-2 still list the "???" for the deed
book and page numbers. Please amend those labels to reflect the recorded title listed on Sheet 1.
2. Per comment #9 of first review, the Special Use Permit case number listed on Sheet 1 has too many zeroes. The
case number should be SP200100027.
Once those changes are made, you can have the owners sign the plat and bring us a hard copy for approval. Please let
me know if you have any additional questions!

Thanks for the comments. Attached you will find the revised BLA plat for the food lion property (SUB201600244) with
comments addressed, with the exception of comment #10. This comment does not reflect the standard practice we
have used for years and we are not aware of any new requirement stating this. I have explained in the comments
addressed letter where the information requested is located on the plat.

Subject: SUB2016-244 TMP 4684-2 and 4684-3 - Boundary Line Adjustment
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approval of the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
Requirements:
1. [14-302(A)(3)] Please state the deed book and page number for Timberwood Boulevard
and Worth Crossing in the label for each street shown on Sheet 2. Please state whether
each street is a public or private right of way.
2. [14-302(A)(7)] On Sheet 3, there is a label and leader pointing to Parcel Y, which is 28.27
sq. ft. being dedicated to TMP 4684-2. However, the boundary lines and dimensions of
this area are not visible. Please provide a larger inset map that shows the area and
dimensions of Parcel Y.
3. [14-302(A)(10)] Note 11 on Sheet 1 mentions development rights and right of further
division of tax map parcels 45E -01-0E-6 and 45E -01-F-2. However, neither of these
properties is associated with the proposed boundary line adjustment on 46134-2 and
4684-3. Please explain the purpose of this note, or remove it if it was included in error.
4. [14-302(A)(11) and 14-302(A)(15)] On all sheets that provide references to the owner of
record and deed book/page for the title of TMP 46134-2: the County cannot approve the
boundary line adjustment with the information as provided. The plat currently lists SSC,
LLC as the owner of record and lists "???" as the deed book and page of the property.
This is on the property labels of Sheets 2 and 3, and the property notes on Sheet 1. The
plat must reflect the current owners, addresses, and instruments pertaining to the
property that are on record with the Albemarle County Circuit Court.
5. [14-302(A)(11)] The labels for each property shown on Sheets 2 and 3 should contain
the same references to deed books and plats as contained on Sheet 1. Please amend the
labels for each property on Sheets 2 and 3 so that DB 1071 pp. 491-497(plat) is included.

Please amend the "Creating Instrument" section on Sheet 1 so that DB 1169 pp. 340-346
is included.
6. [14-302(8)(5)] Both properties are within the Entrance Corridor Overlay District. Please
add this as a zoning district to the current zoning description on Sheet 1.
7. [14-302(8)(5)] Please remove the word "(Commercial)" under the PDSC — Planned
Development Shopping Center zoning district note on Sheet 1.
8. [14-302(8)(5)] On Sheet 1, please change the minimum structure front setback to 10'
instead of the 30' currently listed.
9. [14-302(8)(5)] Please state the approved Special Use Permit case number for the
subject properties under Current Zoning on Sheet 1. The case number is SP200100027.
10. [14-303(A)] Please revise the statement of consent to division shown in the signature
panels on Sheet 1. The statement of consent should explain that Parcel X and Parcel Y
are being added to TMP 46134-2. It should also contain language that acknowledges
"revised Tax Map 46134 Parcel 3" and "revised Tax Map 46134 Parcel 2."
11. [14-303(D)] On Sheet 2, please revise the acreage summary table. The bottom portion
should state "TMP 46134-3 = 3.426 Ac. Revised."
