Written Description of the proposal office: 540-967-5653 mobile: 540-223-1949 srt@tracinski.com 1""A OWT MontessM GaVfu, Paml76-1 ZA, exutint conditions:] Mountaintop Montessori is proposing roof replacements of the two Lower Elementary classrooms (and the attached covered walkways) labeled as #443 and #441 Rolkin Road on plat 78-12A. (See photo above.) There will be no changes to the existing pitch of the roofs, and no changes to any overhangs or roof sizes. We are proposing to replace the existing single -ply asphalt shingle roofs with Galvalume June 9, 2017 Sherri Tracinski, Architect PO Box S Trevilians, VA 23170 office: 540-967-5653 mobile: 540-223-1949 srt@tracinski.com Standing Seam metal roofs that match the approved and recently built GrACE Building, marked as #437 on the same property. The new proposed roof material will match the neighboring GrACE Building in material, color, and detail. We believe that the proposed roof replacement of these two buildings with much higher quality roofing materials will elevate the appearance of these two buildings. These buildings are situated high on the hill above 250 and are quite hidden in the summer months by densely planted deciduous trees. And due to their fairly low pitch, even during the winter months these roofs will be only slightly visible along 250 Entrance Corridor. And given their relatively small scale and the extensive existing tree screening, these two roofs should already have a fairly small impact on the Monticello view -shed. But with the Monticello view -shed in mind, we think that the choice of Galvalume standing seam roofing will closely mimic the soft dull grey of the historic roofing up at Monticello and is much more in keeping with the historic slate roof on the 1920s house that is the main office on our campus. Galvalume, as I'm sure you know, is slightly shiny when it is first installed, but quickly fades to a dull grey. I know that the reflectance factor of roofing materials is a concern for the Monticello view -shed, and with that in mind we are hoping to get the roof replaced during the summer months when the children are out of school and the trees shield the roofs' short-lived shine until the leaves fall. Our only other possible replacement opportunity would be during the winter holiday break when the bare tree branches would make the temporary roof shine most visible from Monticello. As to other examples of this same roofing, Galvalume standing seam metal was the approved roofing material on the GrACE Building (#437) and I believe it is also used on a few of the buildings next to the Liberty Gas Station along 250, just across the road from these two buildings. The only change is the roofing material from the single -ply asphalt to Galvalume standing metal seam to match the existing roof on the 437 building (GrACE Building) in material, color, and detail.
