HomeMy WebLinkAboutSDP201700006 Review Comments Major Amendment, Final Site Plan 2017-06-19Cameron Langille From: Alexander Morrison <amorrison@serviceauthority.org> Sent: Monday, June 19, 2017 12:16 PM To: Cameron Langille Cc: Mike Myers; Dustin Greene Subject: SDP201700006: Meade Builders Office Building Major Amendment Attachments: 140SouthPantopsDrive.pdf Cameron, I have reviewed the above referenced plan. The applicant shows a lowering of the existing water main as well as an extension of a fire hydrant main. They also show adjusting the manhole lid on the 24" AC sewer to grade. With that said, I need to bump this up to a water and sewer construction plan review at the ACSA. This involves the submission of 3 copies of the plan, along with a water data sheet, to the ACSA. The submission can be made to my attention. I have CC'ed the engineer so he is aware. I went ahead and treated this submission like a construction plan review so I can provide detailed comments. My comments are as follows: • SP4: Label the new water easements as "Proposed 20' ACSA Water Easement." The word "public" shall not be included in the call -out. • SP4: Ensure the proposed easement for the relocated fire hydrant is 20' wide and extends 10' off the back side of the fire hydrant. • SP4: Call -out the existing sewer as 24" AC (and update the profile on SP12). • SP4: A double tap is not allowed for the water meters for these 2 building. For the existing tap add notes that the service will be replaced from the corporation stop to the new meter location (on the NE side of the water main) with 1" type K soft copper. For the new building propose a tap on the SE side of the water main. Private water service lines shall not cross the existing ACSA water main. • SP4: Update the sewer manhole call -outs so they match the profile call -outs (ABC instead of 123). • SP4: Add notes to SSMH#2 (to be updated to SSMH B) to adjust to grade. • SP4: Update the water main on the parcel to 10" (Note that our GIS map attached calls out 8" but the as -built has confirmed it is 10"). • SP4: Call -out the existing water main sizes along South Pantops and correctly show the isolation valves (per the attached GIS map). • SP4: Show the limits of the water main lowering as depicted in profile view. In discussion with maintenance it would appear that this main is deeper than 3' of cover. The ACSA recommends a test dig at this time to determine the actual depth of the water main where the lowering is proposed. Lowering may not be required. • SP4: It appears that the existing FHA valve may end up in the sidewalk. If this is the case a new valve will be required outside of the concrete. During excavation the existing valve bolts will need to be inspected. If they are in good shape the valve box can be removed and the valve can be buried in the open position with a new valve installed on the extension. If the bonnet bolts are corroded they can be replaced without a shutdown. If the bolts for the water main connection are corroded a shutdown will be required to remove the valve. Add notes to detail this. • SP4: Proposed a new fire hydrant in front of 140 South Pantops. The existing fire hydrant is a 1978 Muller and must be replaced in lieu of relocated. • SP7: Ensure no trees are within 10' of the new fire hydrant or water meters. • SP10: Add the fire hydrant technical detail. • SP10: Add the manhole technical detail. • SP12: Call -out manhole B to be adjusted to grade. • SP12: Update the water main to 10". I think I caught everything but the applicant can contact me directly if they have any questions. Thank you. Alexander J. Morrison, P.E.
