Staff recommends amending the plat to name the new lot "Parcel X" to avoid confusion as to the correct TMP # once this plat is recorded. Please replace "Parcel F" with "Parcel X" in the following places: Vicinity Map, Sheet 1; Note B, Sheet 1; Note D, Sheet 1; Title on Sheet 1; Consent to Division on Sheet 2; Property label on Sheet 3. 2. 14-302 (A)(15) — Albemarle County GIS has the property owner address as 1385 Running Deer Drive, Keswick, VA 22947. Please verify if this is the correct address because it is different than what is shown on Sheet 1. 3. 14-302 (13)(7) — Please amend Note F on Sheet 1 to state that the property lies within the North Fork Rivanna Intake Water Supply Watershed. 4. 14-309, 14-310, 14-416 — The subdivision plat and soil evaluation report was forwarded to the Health Director for review on 2/28/2017. Approval of the soils evaluation by the Health Department is required prior to approval of the subdivision plat. All comments or approval letters from VDH will be forwarded to the applicant upon receipt. 5. 14-314 and 14-426 — Please see VDOT comment regarding dedication of 30' from the centerline of Advance Mills Road for public right-of-way. I spoke with Josh Kirtley at VDH earlier regarding this subdivision and he responded that he will look into the status of the review and let me know something soon. If you'd like to go ahead and get the owner signatures that's fine. I'd wait to submit the signature copies to the County until I hear back from VDH though. Thanks for sharing the history of the chain of title with me. I'm still learning how that naming nomenclature works for properties such as this one that have been divided several times over the years. I brought this comment up with the other plan reviewers and they all agreed that it would be reasonable to bring it up. Nevertheless, if Parcel F has not been used in the chain of title yet then I am fine with letting this one proceed as is. Sorry for the confusion. 2. Comment addressed. 3. Thanks for your comments on the DeHooge Estate Rural Division. Please find attached a pdf copy of the revised plat. The plat has been revised to reflect your comments dated March 27, 2017. 1. There are several off conveyances and Boundary Line Adjustments in the chain of title for T. M. 31- 44. These off conveyances started with Parcel A and Parcel B in 1971; Parcel C and Parcel D in 1973; and Parcel E in 1999 (Parcel E is identified as T.M. 31-44H). The next new lot created from this Tax Map 31-44 should be Parcel F. The legal description of a parcel is not controlled by the Tax Map identification numbers. Tax Map 31 Parcel 44F is not the same as Parcel F and should not cause any confusion. Parcels W, X, and Y have also already been used in the chain of title to this property. Please review with your staff. We believe this new parcel should be named Parcel F. 2. 1385 Running Deer Drive, Keswick, VA 22947 has been added as an address for the Estate. I also left the address for Anita Dunbar (daughter of Mr. DeHooge) on the plat. She is our client who is handling the Rural Division of the Estate. 3. This property is zoned RA and is not in the Critical Steep Slopes Overlay District (managed or preserved). 4. Note F has been revised to state that the property lies within the North Fork Rivanna Intake Water Supply Watershed. 5. Ok 6. Roger Ray met with Dennis Seale of VDOT today.
