Steve Garrett, LS — Commonwealth Land Surveying, LLC (c/o melodybahkaol.com) From: Tim Padalino, AICP (tpadalinogalbemarle.org) Division: Planning Date: June 9, 2017 Subject: SUB201700081 — Boundary Line Adjustment Plat (Mendenhall) The Planner will recommend approval of the boundary line adjustment plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) This review was completed using the sections listed under Section 14-208.1 of the Subdivision Ordinance. Planning [Chapter 14, Section 14-302-A-(4) and (6)]: For the existing 50' Access Easement, please provide reference to the pertinent deed book and page number and the name of the owner of record. 2. [Chapter 14, Section 14-302-A-(10)]: Please specify all required information regarding the right(s) of further division of 58-64G and 58-64G3. Please note that a previously -approved family subdivision plat titled "Plat Showing Survey of Lots 1, 2, 3, & 4 — A Division of the Gerald D. & Marianne F. Starsia Property — Also New 40' & 50' Private Access Easement Located on U.S. Route 250 at Ivy" dated May 7, 2003 and approved May 28, 2003 contains the following notes: "B. Lots 1, 2, & 3 may not be further divided." (Note: Lot 3 = Tax Map Parcel #58-64G) "C. Lot 4 is assigned 2 development rights, when used they may not total more than 7.62 acres." (Note: Lot 4 = Tax Map Parcel #58-64G3) 3. [Chapter 14, Section 14-302-B-(5)]: Please revise the zoning information on Sheet 1 of 2 to correctly identify the zoning as Rural Areas (RA). Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
