RE: ARB -2017-44 T -Mobile Sign
Dear Adria,
I have reviewed the revisions to the above -noted sign application. The following revisions are requested
to make the proposal consistent with the Entrance Corridor Sign Guidelines.
1. The wall signs must comply with the ARB Comprehensive Sign Review Approved Conditions
for Town and Country Shopping Center (enclosed), which state that
a. Signs placed on the Corner Towers must be centered horizontally and vertically above
the awning and below the second story windows. Please vertically center the signs on
the corner towers.
It is apparent from the photograph of the south elevation of the building which you included in your
application that a light has been centered vertically and horizontally in the southeastern corner tower, and
that the placement of this light precludes the centralized placement of the proposed signage.
Unfortunately, the placement of this light was not approved by the ARB in the final site plan while the
placement of future signage was very specifically delineated by the ARB in the Town and Country
Shopping Center's Comprehensive Sign Review Approved Conditions. Therefore, the placement of the
sign trumps placement of the light. The light fixture will need to be lowered in order for the signage to
comply.
Please respond by email within 15 days of the date of this letter indicating whether you will or will not
proceed with these revisions. Your decision to make the revisions will suspend the 60 -day review period
associated with your original submittal. If you choose to complete the revisions, please email the revised
drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your
application. Failure to respond to this letter shall be presumed to be a request to proceed to action on the
application without further revisions.

Dear Adria,
I have reviewed the above -noted sign application. The following revisions are requested to make the
proposal consistent with the Entrance Corridor Sign Guidelines.
1. The wall signs trust comply with the ARB Comprehensive Sign Review Approved Conditions
for Town and Country Shopping Center (enclosed), which state that
a. Trim Cap Color/Return Color must be bronze. Please change the proposed Matthews
Brushed Aluminum to the approved color.
b. Signs placed on the Corner Towers must be centered horizontally and vertically above
the awning and below the second story windows. Please vertically center the sighs on the
corner towers.
Z. The panel on the monument sign must comply with the, criteria established in ARB -2016-89:
Town & Country Freestanding Sign "enclosed', which state that
a. Tenant panel background colors shall be limited to white. Please change the magenta
background of the proposed panel sign to white.
b. Text panels for all tenant panels shall be limited to Red: FIS 187 and Black. Please
change the white text to one of these two approved colors.
1. On the revised drawings, please include the standard lighting note: The ievei of illumination
Provided by the TED lights will not exceed the illumination produced by a single stroke of 30
milliamp (ma) neon.

RE: ARB -2016-89: Town & Country Freestanding Sign
Dear Ms. Kilmartin,
I have reviewed the above -noted sign application. The following revisions are requested to make the
proposal consistent with the Entrance Corridor Sign Guidelines.
1. Revise the sign drawing to include the following note: "The same brick and mortar manufacturer
and product ID (color), approved for the building shall be used for the sign structure."
2. Revise the sign drawing to include the following notes providing color coordination between
tenant panels:
a. "Tenant panel background colors shall be limited to white."
b. "Text colors for all tenant panels shall be limited to Red: PMS 187 and Black."
c. "There is no limit to graphic colors as long as the total per panel does not exceed 3 plus
black and white and the colors contribute to a coordinated appearance for the overall sign
structure."
3. Show the sign on the landscape plan with the sign structure integrated into the overall landscape
design with the use of additional plantings. The revised sign location requires an amendment to
the existing approved landscape plan. Approval of this sign application cannot be granted until
the amended landscape plan has been approved.
4. Provide lighting cutsheets of the proposed gooseneck style fixtures. Cutsheets should clearly
indicated manufacturer name and product ID, fixture color (black or bronze prefer ed), bulb type
and wattage. Lumens emitted must be less than 3,000.
5. Revise the drawing to include the following note limiting the intensity of the LED bulbs "The
level of illumination provided by the LED lights will not exceed the illumination. produced by a
single stroke of 30 milliamp (ma) neon."
Please respond by email within 1.5 days of the date of this letter indicating whether you will or will not
proceed with these revisions. Your decision to make the revisions will suspend the 60 -day review period
associated with your original submittal. If you choose to complete the revisions, please email the revised
drawings to me. If you choose not to proceed with these revisions, staff will be unable to approve your
application. Failure to respond to this letter shall. be presumed to be a request to proceed to action on the
application without further revisions.
