Unfortunately, the sign application for Mattress Firm (passed in 2016) did not provide a color sample of the raceway — it just included a note stating that the raceway would match the wall color as per the ARB criteria. It may be that this is the closest color to the existing brick that the applicants could get at the time; I imagine you would know more about what options are available in raceway colors than I do, however. I've been in touch with Bob Pingry, who has sent an email verifying that the light fixture on the southwest tower will be removed so that the proposed T -Mobile channel letter sign can be centered vertically and horizontally in the architectural element, thereby complying with the ARB CSP. All I will need, now, in order to approve the CoA and sign off on the building permits, are revised drawings showing correct placement of the signage. In short, the revised proposal does not vertically center the T -Mobile wall sign in the southeastern corner tower on the south elevation (which faces Rt. 250, the Entrance Corridor). To comply with the Town & Country Comprehensive Sign Review, the sign must be centered. That means the light fixture that is currently centered in the tower (and which was not approved by the ARB in the final site plan) will need to be relocated. I have stated as much in the letter that I am attaching here, and I have posted in today's mail a copy of that letter to the property owners on record as well as to you. I noticed that my previous email to you included a rather important mistake: I said the "southwestern" tower, but I meant southeastern. The south elevation (facing Rt. 250) of the easternmost tower is the one which has a light placed in the wall area where the T -Mobile sign should be placed in order to comply with the ARB criteria established in the Town & Country CSP. Please remove the light on the south fagade of the eastern tower, not the southwestern tower as I mistakenly wrote earlier. I have attached an illustration that I just threw together to demonstrate what centered vertically and horizontally would look like; I hope the illustration will be of assistance to you. Another means of achieving vertical centeredness is to count the number of brick rows between the soldier course of bricks above the top of the awning and below the window sills and make sure that an equal number of brick rows exists between the top of the sign and the bottom of the window sills and between the top of the soldier course of bricks above the awning and the bottom of the sign. Please note that the current light fixture in that wall area (above the soldier course of bricks above the awning and below the second story windows) was installed without ARB approval and specifically where the Comprehensive Sign Plan delineated any wall signs should be mounted. The sign cannot be centered until the issue of the light fixture is resolved. I am unable to approve any CoAs until the sign proposal comes into compliance with the regulations established by the Comprehensive Sign Plan. That means that something needs to be done about the light fixture. However, I am unable to approve the requested illuminated channel letter wall sign on the south elevation (which fronts the Entrance Corridor) until the outstanding issue (its need to be centered in the corner tower according to the criteria established in the Comprehensive Sign Plan) is resolved. To clarify, the requested wall sign on the north elevation will not be visible from the Entrance Corridor and does not need ARB review or approval. However, since you have combined the request for both wall signs in one building permit [B2017 -01090-S], I am unable to sign off on that building permit until the issue with the south elevation is resolved. You might consider coming in and filing a separate permit for the wall sign on the north elevation, so that you can install that one sign in the immediate future. I have also approved the building permit for the panel sign [B2017 -01089-S]. However, I am unable to approve the requested illuminated channel letter wall sign on the south elevation (which fronts the Entrance Corridor) until the outstanding issue (its need to be centered in the corner tower according to the criteria established in the Comprehensive Sign Plan) is resolved. To clarify, the requested wall sign on the north elevation will not be visible from the Entrance Corridor and does not need ARB review or approval. However, since you have combined the request for both wall signs in one building permit [B2017 -01090-S], I am unable to sign off on that building permit until the issue with the south elevation is resolved. You might consider coming in and filing a separate permit for the wall sign on the north elevation, so that you can install that one sign in the immediate future. The sign on the south elevation still needs a CoA before any permit can be issued. Please let me know if you have any questions or are in need of any clarification. Please see the attached letter for further clarification. In short, the revised proposal does not vertically center the T -Mobile wall sign in the southeastern corner tower on the south elevation (which faces Rt. 250, the Entrance Corridor). To comply with the Town & Country Comprehensive Sign Review, the sign must be centered. That means the light fixture that is currently centered in the tower (and which was not approved by the ARB in the final site plan) will need to be relocated. I have stated as much in the letter that I am attaching here, and I have posted in today's mail a copy of that letter to the property owners on record as well as to you.
