Suite 302 Charlottesville, VA 22911 RE: ARB-2017-38: Old Trail Village Apartments, Blocks 5, 20, 21— Final Site Plan Dear Paul, We have received the above -noted application for a county -wide Certificate of Appropriateness. The following revisions are requested to make the proposal consistent with the design criteria that apply to the County -wide Certificate. 1. All trees planted parallel to interior roads and in parking areas must be at least 2.5-inch caliper (measured six inches above the ground) and should be planted at least every 40 feet on center. 2. All shrubs must measure at least 24 inches in height. 3. Reduce the total number of Ilex Glabra `Shamrock' (IGS, 118) so that it is not greater than 25% the total number of shrubs. 4. All light levels must be 30 foot candles or lower. There is one value of 31.1 f.c. which must be reduced. 5. If wall -mounted lights are proposed, they must be drawn on the architectural elevations and manufacturer's specifications, cut sheets, and a lighting schedule must be submitted for ARB review. Photometric values emitted from wall -mounted lights must be added to the lighting plan. 6. Add the standard mechanical note to the architectural drawings: Visibility of all mechanical equipment from the Entrance Corridor shall be eliminated. Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether you will or will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve your application. If you choose to proceed with the revisions, please provide two full sets of revised drawings (site plan as well as architectural, if necessary) addressing each of these conditions. Include updated ARB revision dates on each drawing. Please also include a memo which delineates how each condition has been satisfied. If changes other than those requested have been made, identify those changes in the memo also. Lastly, please include with the resubmission the attached Revised Application Submittal form. This form must be returned with your revisions to ensure proper tracking and distribution. Your decision to make the revisions will suspend the 60-day review period associated with your original submittal. However, I expect to complete the review of your revised proposal within two weeks of your re -submittal. If you have any questions about this action, please contact me as soon as possible.
