Ray and Associates, Inc., dated April 24, 2017 and offers the following comment. 1. When subject parcel# 65-3105 is developed, recommend installing entrance around the southeast quadrant of parcel for adequate sight distance. A VDOT Land Use Permit will be required prior to any work within the right of way. Primary purpose of requesting VDOT review is to evaluate revised TMP 65- 315C ("Tract B"), which (as proposed) would no longer have frontage on S.R. 22 (Louisa Rd.) and which would only have frontage along a curving portion of S.R. 600 (Campbell Rd.)which may result in limited sight distances due to the horizontal geometry. (The following comments are those that have been identified at this time.Additional comments or conditions may be added or eliminated based on further review.) This review was completed using the sections listed under Section 14-208.1 of the Subdivision Ordinance. Planning 1. [Chapter 14, Section 14-309] This proposed Boundary Line Adjustment requires Health Department(VDH) approval of proposed Revised Tax Map Parcel 65-34, prior to any subsequent County approval(as may be applicable). As such,the above referenced plat and associated Soils Study(prepared by Steve Gooch Consulting Geologist,Inc. and dated 5/13/2017)was transmitted to Mr.Josh Kirtley of VDH on 5/17/2017. To date, County staff have not received any approvals and/or review comments from VDH; any such information will be forwarded to the applicant as expeditiously as possible. Proposed Revised Tax Map Parcel 65-3105 has previously been reviewed and approved by VDH(approval letter dated 03/10/16), in conjunction with the approved plat identified as SUB201600039. 2. [Chapter 14, Section 14-310] Please be advised of the language contained in this section: "A final plat shall not be approved if individual private wells are proposed for the subdivision until written approval has been received from the health director by the agent. A final plat shall not be approved if onsite sewage systems are proposed for the subdivision until written approval has been received from the health director by the agent,provided further that if the subdivision will be served by conventional onsite sewage systems:A. The health director shall determine the suitability of the soil of each lot of the subdivision for which conventional onsite sewage systems will be constructed, and shall submit his opinion to the agent." Please note that, as of this date,County staff have not received any health director/VDH approval for individual private wells or onsite sewage systems on proposed Revised Tax Map Parcel 65-34. Therefore, County staff will proceed with the review/approval process for this plat once we receive the required information from VDH. As noted above, any such approvals and/or review comments from VDH will be forwarded to the applicant as expeditiously as possible. To date, County staff have not received any review comments from VDOT; all such information will be forwarded to the applicant as expeditiously as possible. Health Department [The above referenced plat and associated soils information (dated 5/13/2017)were transmitted to Josh Kirtley of the Health Department on 5/17/2017. Mr. Kirtley provided the following comments on ?/?/2017]: 1. As noted above, County staff have not yet received any review comments and/or written approval from VDH;all such information will be forwarded to the applicant as expeditiously as possible. Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B)of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six(6)months after the date of this letter,then the application shall be deemed voluntarily withdrawn.
