In response to your application for a letter of zoning compliance, this office has
researched the above referenced parcel and offers the following information:
■ Our records indicate the property is owned by Stoney Ridge Road LLC, a
Virginia Corporation. The property is located in the Mill Creek Industrial
Park at 1200 Stoney Ridge Road in Albemarle County, Virginia.
■ The parcel is zoned Light Industry (LI). Section 27.2.1(17) of the Albemarle
County Zoning Ordinance allows wholesale building supply office and
warehouses, the existing use, in the LI zoning district as a by -right use.
The property is also located in the Airport Impact Area (AIA) Overly District.
r The existing use received approval of a Zoning Clearance on May 25, 2010
for the same use with the change in ownership.

dedicated to retail sales, a special use permit will be required in accord with
Section 27.2.2 (13) of the zoning ordinance. Also, any changes or
additions to the site or buildings will require a site development plan
amendment.

We are a retail building materials business distributing only wood products and products used
In home construction. We have 6 employees In our warehouse and 12 employees in our office
area.
We have addressed the performance standards of Zoning Ordinance Section 18-4.14:
Noise: Our operation will not create sound or Impact noise levels in excess of the values
specified in Section 4.14.1. Our major source of noise is truck deliveries of merchandise to
us and our trucks leaving property to deliver product to our customers.
Vibration: We operate no equipment in our warehouse.
Glare: Our operation is contained within our building and yard. The interior lighting associated
with this operation does not produce giare that Is visible beyond the property line.
Air Pollution: There will be no emission of smoke, odor or gaseous pollutants.
Water Pollution: No liquid wastes will be generated by this operation. Our operation does not
represent a hazard to water quality,
Radioactivity: My operation does not require handling of radioactive materials. There will be
no radioactive emissions.
Electrical Interference: My operation does not require any equipment that would generate
electrical disturbances.
