This letter is based on a review of our records and an inspection of the site. 1. The property is zoned PUD, Planned Unit Development. 2. The property is in the EC, Entrance Corridor Overlay District and Airport Protection Overlay District. 3. This is a Planned Unit Development approved under Special Use Permit 446 on September 1975, last revised by ZMA 88-07 approved on July 6, 1988. 4. Variance 89-72 was approved August 16, 1989 to allow one wall sign per business at 1.5 square feet of sign area per linear foot of business footage, not to exceed 200 square feet. Variance 86-12 was approved on July 9, 1986 to increase the allowable square footage of a directional sign from 4 square feet to 100 square feet. A wavier was granted for the reduction of loading spaces as requested in the letter dated May 29, 1991. The directional sign height of 25' is legally nonconforming with the current sign ordinance which allows a maximum height of 12' for a freestanding sign. 6. This project was built under a site development plan 1991-059 approved on July 18, 1991. 7. A review of our records does not show any unresolved zoning violations and/or complaints. 8. The property was inspected for zoning compliance on July 13, 2005. Two discrepancies where identified between the approved site plan and actual site conditions. • The required plantings/trees that are shown on the landscape plan have been removed adjacent to the building and entrance on Branchlands Boulevard. • Two storage containers have been placed in the employee parking lot at the rear of the building. These issues can be abated by either modifying the site to conform with the site plan or by the amendment of the site plan to show the existing conditions. 9. The property was granted a certificate of occupancy on December 3, 1991. It is the policy of this department to purge building permit files after three years. Copies of certificates of occupancy are maintained on microfilm. Therefore, we have not retained any paper copies of certificates of occupancy associated with this project. Furthermore, the absence of a Certificate of Occupancy for the project will not give rise to any enforcement action. Please be aware that interior renovation that does not involve a change of use does not require a Certificate of Occupancy.
