Regarding: SUB 2017 00046—Chesterfield Landing II—Road Plans
Dear Mr. Moore,
Please find attached 2 copies of the revised Site Development Plans addressing your comments dated June 13,
2017. The specific changes are outlined below.
1. Drainage calculations and details and the MOT plans must be included in the overall plan set.
Drainage calculations have been added to sheet 21. MOT plans have been included on sheet 19 and 20.
2. Concerning MOT plans, the typical figures and notes from the Virginia Work Area Protection
Manual must be used and included in the plans unless a custom MOT plan is being designed, in
which case certification of completion of Advanced Work Zone Traffic Control is required of the
designer.
The typical figures and notes for the MOT plans [TTC-1.1,TTC-5.1 and TTC-23.1]from the Virginia Work
Area Protection Manual have been included on sheet 16.
3. Complete the LD-204 table for structures B4 &B5.
The structures B4& B5 were approved and constructed during Phase 1.
4. Please show all pipe intended to convey runoff from the ROW on the plan (E5-E4).
Sheet 14 has been included in the plan set to show extents of pipe to E4.
5. There are multiple pipe flow velocities that exceed 10 fps. The Drainage Manual states that pipe
velocities in excess of 10 fps are to be avoided.
Pipe flow of 24 fps at B3 has been approved and constructed during Phase 1. Maximum pipe flow in Phase
2 occurs at E4 with a velocity of 15 fps. Because pipe will be constructed of HDPE and conditions will
typically not be full-flow, the present velocities will not cause concern for pipe degradation or head loss.

1. This plan is generally incomplete as it lacks any detailed drainage information(calculations,
drainage areas, profiles, etc.),typical roadway sections, and the required SSAR exception request
(noted in the preliminary plat review). Drainage structures on the Phase 1 plan that will be
affected by the Phase 2 plan should be analyzed as well. The attached checklists should be
completed and submitted with the resubmission package. Provide page numbers for all items or
clearly state why that item is not applicable. Also note that if an SSAR exception is granted, the
approval letter should be included on the plans.
2. The proposed intersection sight distance lines have less than 6 inches of clearance along Route
240.Note that as-built sight distance will be a condition of entrance permit completion.
3. The minimum speed limit is 25 mph.
4. The line weights for the grid lines on the profiles make them nearly illegible.
5. Include the attached VDOT General and Traffic Control Notes on the plans.
6. Provide a maintenance of traffic(MOT)plan for the mill&overlay work on Route 240.
7. Provide the VDOT WP-2 detail on the plans
