Dear Mr. Shimp:
The Site Review Committee has reviewed the development proposal referenced above. Initial comments
from the following divisions of the Department of Community Development and other agencies, as
applicable, are attached:
Albemarle County Planning Services (Planner)
Albemarle County Engineering Services (Engineer)
Albemarle County Information Services (E911)
Albemarle County Building Inspections (comments may be forthcoming)
Albemarle County Department of Fire Rescue (comments may be forthcoming)
Albemarle County Service Authority (comments may be forthcoming)
Virginia Department of Transportation (attached)
Comments reflect information available at the time the proposal was reviewed and should not be
considered final. However, the Site Review Committee has attempted to identify all issues that are
required to be resolved prior to final approval. The applicant should work with each of the reviewers
individually to address the comments provided. Once all of the comments have been addressed, the Lead
Reviewer will request copies for final signature by each reviewer. Please contact me at your earliest

Additional comments or conditions may be added or eliminated based on further review prior to the action date. This
review was completed using the applicable sections listed for preliminary plats under Section 14-206 of the Subdivision
Ordinance.
1. Section 14-302(A)(5)/ Section 14-302(A)(14)/ Section 14-317 — How will the sidewalks outside of the
public right-of-way be maintained? Does the right-of-way need to be increased? Easements will be
needed for any sidewalk outside of the right-of-way.
2. Section 14-302(B)(5) — On Sheet Cl, please note this property lies in the Steep Slopes (Preserved)
overlay district.
3. Section 14-302(B)(7) — On Sheet Cl, please revise Note 4 to refer to the South Fork Rivanna
Reservoir water supply watershed.
4. Section 14-302(B)(8) — On Sheet Cl, please note the applicable setbacks are "non -fill" setbacks as
shown in Section 4.19.
5. Section 14-302(B)(10) — On Sheet C3, please label the stream buffer.
6. On the final plat, please include the review checklist of all the requirements under Section 14-303.
7. Section 14-422 — Will any street trees be provided along the interconnection to Claudius Court and
Jamestown Road? Prior to final plat approval, a variation/exception request for both the sidewalk and
planting strip requirements will need to be approved.

1. WPO Plan and Road Plan approval will be necessary before final plat approval.
2. Mitigation Plan will be necessary if there is disturbance to the stream buffer.
3. Storm drain will need easements.
4. Sidewalk is outside of right-of-way.
5. VDOT entrance permit will be required.
6. Provide the date of the topographic information.
7. Storm and sewer were shown. Please show proposed waterline.

Dear Mr. Newberry:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Shimp Engineering, P.C., dated
5 June 2017, and offers the following comment.
Land Use
1. Please label all roads proposed to be public.
2. Public Streets must be designed in accordance with Appendix B 1, F, and all other
appropriate specifications. This plan does not provide sufficient detail to evaluate the
design.
3. Please show additional detail of intersections with existing public roads.
Please provide two copies of the revised plat along with a comment response letter. If further
information is desired, please contact Willis C. Bedsaul at 434-422-9866.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
