The project’s ground floor features a proposed 5,350 SF brewery in addition to a 1,450 SF retail area. On the three stories above, a mixture of one- and two-bedroom apartments comprise 18 total dwelling units / 30 bedrooms. Located on a prominent corner in Old Trail, the proposed project meets the goals and needs of the Town Center by providing a visitor destination (the brewery) and encourages life on the street at an appropriate scale and density. New in nature and with challenging mixed-use goals in mind, the Old Trail Village is a model neighborhood based on the principles of New Urbanism. Admittedly, it would be a stretch to say this building is taking many cues from significant historic buildings in the area. However, we believe it is appropriate to say the proposed project is appropriately proportioned, with a distinguishable base, building mass, and legible cornice - similar to many historic precedents. At four stories tall and 110’ long, the building is strong enough to hold a prominent corner in Old Trail Village without dominating it’s neighbors. The majority of the existing Town Center buildings at Old Trail are 3 stories, with adjacent townhomes reaching 4 stories, and a retirement community that is 3 stories tall and approximately 520’ long. This project blends in nicely between the larger scaled projects of the neighborhood and it’s single family residences. A conscious effort was given to breaking down the scale of the project in three main ways: 1) A legible podium base creates a ground floor that is accessible and breaks up the mass on the upper floors 2) The introduction of roll up garage doors blend the interior and exterior and provides a relatable pedestrian scale and 3) Entryways are marked by portals that come out from the building mass to address the pedestrian and provide a transition zone at the street level. Easily understandable and with a very straightforward footprint, the proposed project reads as a cohesive whole thanks to its unified form and a flat pitch roof. Primarily clad in a stucco and cement fiber board, consistent exterior materials unify the building mass, while accent materials help describe the interior use. The exterior facade is linked together through the repetition of four uniform bays that face Old Trail Drive, further emphasized by the established rhythm of similar width glazing. It is important to consider the distance from the Entrance Corridor when evaluating this project. At just over 3,200 feet (6/10ths of a mile) from Route 250 as the crow flies, or 3/4 of a mile by car, the project is never visible from the Route 250 Entrance Corridor due to existing landscaping / tree buffers, topographic features, and existing buildings.
