Reviews Comments:1. 14-302 (A)(4) – Please show and state the dimensions of the proposed private access easement
to be located over the existing gravel driveway.
2. 14-309, 14-310, and 14-416 – The subdivision plat and soil evaluation report was forwarded to the
Health Director for review on 3/7/2017. Approval of the soils evaluation by the Health Department is
required prior to approval of the subdivision plat. All comments or approval letters from VDH will be
forwarded to the applicant upon receipt.
3. 14-312 – Please show all existing buildings on Lot 2. There is a building located near the western
side of Lot 2 that is not shown.
4. 14-318 & 14-441 – A copy of the plat has been forwarded to the Rivanna Water and Sewer
Authority for review because the new lot lies partially within the dam break inundation zone of the
Sugar Hollow Dam. Additional comments from RWSA may be forthcoming.

Please find attached a pdf copy of the plat including (Sugar Hollow Dam) on the labeling for the dam
break inundation zone on sheet 2 of 2.
The first comment from RWSA was just a note for the applicant. Mr. Jones was copied on that email
and on this one.
Please let me know when you have approval from RWSA.

Please find attached a revised pdf copy of the Rural Subdivision Plat for Joseph H. Jones.
The plat has been revised to reflect your comments below dated March 28, 2017 and April 3, 2017.
1. The notation for the New Private Access Easement has been revised to New 20' Private Access
Easement.
2. This comment has been disregarded.
3. Ok.
4. There are no existing buildings within 50' of the proposed new property lines (Sec. 14-312).
5. Ok.
Please review the revised plat at your earliest convenience and let me know when it is ready for
owners notarized signatures.

Hi Gwen,
Attached is the VDOT approval letter for this subdivision plat. I am still waiting on a response from the Health
Department regarding the soil evaluation. Here are my other comments:
1. 14-302 (A)(4) — Please show and state the dimensions of the proposed private access easement to be located
over the existing gravel driveway.
2. 14-302 (B)(5) —The property also is located in the Critical Steep Slopes Overlay District, please add this to Note A
on Sheet 1.
3. 14-309, 14-310, and 14-416 —The subdivision plat and soil evaluation report was forwarded to the Health
Director for review on 3/7/2017. Approval of the soils evaluation by the Health Department is required prior to
approval of the subdivision plat. All comments or approval letters from VDH will be forwarded to the applicant
upon receipt.

Hi Victoria,
I am reviewing a subdivision plat right now that is proposing to create a new 46.71 acre lot that is partially in the dam
break inundation zone of the Sugar Hollow Dam, Dam ID: 00303.There is an existing structure and gravel driveway
within the dam break zone along Sugar Hollow Road. Our GIS shows a second building near the western boundary of the
proposed lot that is missing on the plat. I attached a copy of the plat to the email.
I will inform the applicant that a copy of the plat has been submitted to RWSA for review. Please let me know if you
think I should forward this to DCR and if you have any comments related to the proposal.
