NOTES
1. This plat has been prepared without the benefit of a current title report and
therefore may not reflect all easements and encumbrances upon the
properties shown hereon.
2. This plat is based upon a current field survey of the boundary lines between
Points A -B -C conducted under my direct control and supervision.
Plats of record for Tax Map 44 Parcel 31 recorded at Deed Book 288 Page
12 and Page 14 do not close mathematically. Metes and bounds calls as
shown hereon for the boundary lines between Points C -D -A are per record
and are shown for reference only. A field survey of these property lines was
not performed for this boundary line adjustment.
4. This survey has been conducted for Floyd C. Wilson and Kimberly C.
Wilson, husband and wife.
5. The area summary provided hereon for Tax Map 44 Parcel 31 is based
upon the current tax assessment by Albemarle County.
6. Parcel 31, Part 1 is assigned 5 development rights. Parcel 31, Part 2 is
assigned 5 development rights. Parcel 31 D is assigned 5 development
rights. Parcel 31 may be further divided and when further divided these
rights shall not comprise more than 24.20 acres.
1. Parcel 31 contains a building site that complies with Section 4.2.1 of the
Albemarle County Zoning Ordinance.
Both subject parcels are located within the Ivy Creek water supply
