We have reviewed the plans and have the following comments:
Engineering (Bobby Jocz)
1. [General] Sidewalk adjacent to public roadways will need to be maintained in an easement for
public use.
Rev 2 — Addressed.
2. [General] Clarify status of "SDG" at the north end of the property connecting to Ex-1. Is this
structure to be removed? If so, eliminate the structure from proposed layouts and provide drainage
relief for existing depression. If it is to remain, include in stormwater calculations and profiles.

3. [General] Note all structures with greater than 4' drop must incorporate IS-1 inlet shaping. Note
and Provide detail.

4. [General] Private Road Maintenance Agreement must be provided prior to road plan approval.
Rev 2 — Acknowledged.
5. [RP I] Provide SUB submittal number (SUB201700074) on cover sheet.

6. [RP2] Topography must be visually field verified by designer within the past year. Please have
designer/engineer field verify topography elevations and provide date of inspection.

7. [RP3] There are managed slopes located on the property, please identify areas containing managed
slopes.

8. [RP8] Sight distance for intersection between Gilmore drive and Meeting Street will need to have
a sight distance easement provided. In addition, there appears to be a potential conflict with
buildings on lot 10 and 11.

9. [RP l l ] Provide calculations to evaluate drainage received up -system from structure EX3 to
determine adequacy of proposed 15" pipe.

10. [RP 11 ] Structure 4 should be designed to capture all flow without carryover.

11. [RP12] Provide detail for VDOT DI-7 standard drop inlet.

12. [All] Stationing on roadway plan and profile views should be every 50'.
Rev 2 — Not addressed. Stationing still provided at 100' intervals.
13. [A]ll Drainage easement must be provided for stormsewer from structure EX3 to structure EX2.
Rev 2 — Addressed.
14. [All] Stop sign at intersection directing traffic from Gilmore to Bushwood Lane should be placed
before crosswalk.

15. [All] Easements shown for private streets, alleys and shared driveways shall be labeled as "private
street easement", "alley easement" or "shared driveway easement." please revise { 14-303.E. 1. The
ROW for Multifamily private roads must be 30' in width [County Design Standards Manual
section 7.17]

16. [All] CG-6 gutter should be provided on the north side of Gilmore drive as it intersects Bushwood
lane, and on both sides of the entrance with meeting street.

Additional Rev 2 Comments
1. Correct scaling on drainage area sheet RP11.
Planning (Megan Yaniglos) —No Objection
1. 1. Table C on page 25 of the Code of Development states that Meeting Street should have an 80'
right of way, including 10 foot sidewalks. As shown, this does not meet the COD. 10 feet
additional right of way should be given for this development along Meeting Street.
2. 2. Even though the street trees are outside of the right of way, they should be bonded with the road
plans. Sidewalk also needs to be bonded.
Fire and Rescue (Shawn Maddox) — No Objection
Bushwood Lane requires an approved emergency apparatus turn around.
Bushwood Lane and Gilmore Drive shall be marked No Parking on both sides. Sign spacing shall
not be greater than 150'.
VDOT (Willis Bedsaul)
Meeting street; please add route number and speed limit on plans.
Please show the full limits of right of way dedication.
Please change labeling on ROW dedication. On the plat this right of way is to be dedicated to the
County for public use.
Rev 2 Additional Comments
1. Meeting street; please add (SR number 1719) and (25 mph) speed limit on plans.
2. Please designate the beginning and the ending of the right of way dedication.
Service Authority (Alexander Morrison)
1. The ACSA is awaiting a water/sewer construction plan review submittal by the applicant for the
above referenced project
CDD 911 (Elise Kewra) — No Objection
Bushwood Lane is acceptable but Gilmore Drive is not, this will need to be changed, see uploaded
letter and comments.
