Dear Mr. Blair:
The legal counsel for the above ref project has'submitted (via email to you)deeds of easements for
offsite sight distance easements.
The applicant states: "The deed of easement for the sight distance easement that is on the B Properties
property was approved already and the attached two deeds are set up to mirror the same form. None are
not set up for County signature but let us know if you would like us to make that change."This is my only
concern, as the sight distance easement/deed of easement associated with SUB2017-53 was approved
on 5-24-17 and has Doug Walker's signature on it(see attached).

DEED OF EASEMENT
THIS DEED OF SIGHT DISTANCE EASEMENT,made as of this day of
, 2017, by and between STEPHEN K. VON STORCH, a Virginia resident
("Grantor") and the COUNTY OF ALBEMARLE,VIRGINIA(the "County"), a political
subdivision of the Commonwealth of Virginia, Grantee for indexing purposes.
WITNESSETH:
WHEREAS, Grantor is the owner of that certain parcel of real property located in
Albemarle County, Virginia shown as"Revised T.M. 45-112E" (the "Von Storch Property")on
that certain subdivision plat by Thomas B. Lincoln, Land Surveyor, Inc. entitled"Plat Showing
Right-of-Way, Hereby Dedicated for Public Use, also Showing 10 Foot Waterline Easement,
Hereby Dedicated to R.W.S.A., also Showing Parcel "B," a Portion of Property Belonging to
Brian J. McMahon and Stephen K. Von Storch, as Recorded in Deed Book 713, Page 607, also
Showing Parcel "C," a Portion of Property Belonging to Stuard R. Wood, Jr. and Margaret E.
Wood, as Recorded in Deed Book 346, Page 362, Located on an Extension of Berkmar Drive,
Charlottesville Magisterial District,Albemarle County, Virginia,"dated March 22, 1994, and
recorded in the Clerk's Office of the Circuit Court of Albemarle County, Virginia in Deed Book
1453,page 370(the "Subdivision Plat"); and
WHEREAS, Grantor desires to establish a sight distance easement on a portion of the
Von Storch Property for the benefit of the County and also for the benefit of the adjacent
property owned by B Properties LC, its successors and assigns, which property is shown on the
Subdivision Plat as "T.M. 45-112B."
NOW, THEREFORE, in consideration of the premises and the sum of Ten Dollars
($10.00), cash in hand paid, the receipt of which is hereby acknowledged, Grantor does hereby
GRANT and CONVEY unto the County with GENERAL WARRANTY AND ENGLISH
CONVENANTS OF TITLE, a sight distance easement in the area shown as "New Sight
Distance Easement For T.M. 45-112B, Hereby Dedicated to Public Use"(the"Sight Distance
Easement Area") on the plat by Roger W. Ray& Assoc. Inc., entitled"Easement Plat Showing
New Sight Distance Easement For T.M. 45-112B, on T.M. 45-112E, Hereby Dedicated to Public
Use, Located on State Route 1403 (Berkmar Drive), Rio Magisterial District, Albemarle county,
Virginia,"dated March 2, 2017, last revised April 17, 2017 (the "Easement Plat"), which such
