Review# 1 Dear Mr. Perez: The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has reviewed the Better Living Berkmar- Easement Plat (2), dated March 7, 2017 as submitted by Roger W. Ray & Associate Inc., and offer the following comment. Land use 1. There needs to be a sight distance easement recorded for the "sight distance left" to complement the easement to be recorded on T.M. 45-112B. Though this area is currently within the reserved area along the road a sight distance easement is necessary until the land is claimed for right of way. 2. Please note that trees within the sight distance easements or right-of-way may have to be removed if not pruned in such a way as to avoid becoming sight line obstructions. For sight lines that cut through lots, decks and/or fences may not be able to be built as they may also create sight line obstructions. Please add a note stating that sight distance easements are dedicated to public use and shall be kept clear of visual obstructions. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
