constructed as show~ on the conceptual site plan for
Southern Hills Subdivision, Arc~itects Brown, Eichman,
Dagliesh, Gilpin, and Paxton, dated June 28, 1993. The
entrance_wi:: be in accordance with and approved by the
Virginia Department of Transport3tion. The stream crossing
as shown on the same conceptual site plan and approved by
SP-93-02 shall be designed in accorda~ce with County, State
and Federal Standards and Regulations. Plans and
calculations s~all be submitted to the County Engineering
Jepar~ment fer review and a?proval prior to construction.

Dear Mr. Bowerman:
1.
I would like to make the £ollowing proαers, condit~onal upon
rezoning request ZMA-92-13 being approved. These pro±~ers are
substituted £or prior prozÎers made by letters oz February 17,
March 3, 1993, drazt copy March 16, March 2L, Apr~l 7, 1993,
April 12, 1993 and May 13, 1993.

2. The subject property will not be d~v~ded into more than ~b
building lots, each being 2 acres or more, w~th over 25 acres
o£ the property le£t in its natural state. All development
will be in general accord with the same conceptual site plan
that has been submitted £or staÎÎ's review and comment dat~d
April 8, 1993 and there will be no development on the road
side o£ the river. The outer boundar~es of the developmen~
will be along the £lood plain line so as to preserve the s~ze
and location o£ the natural area. The owner reserves the
right to re-design the location o£ the interior road and lot
lines to best accommodate 36 or less lots within the
boundaries o£ the developed area.

The main entrance to the subject property will be constructed
as shown on the conceptual site plan £or Southern Hills
Subdivision, Architects Brown, Eichman, Dalgiesh, Gilp~n, and
Paxton, dated April 8, 1993. The entrance will be ~n
accordance with and approved by the Virg~nia Department o~
Transportation. The stream crossing as shown on the same
conceptual site plan and approved by SP-93-02 shall be
designed in accordance with County, State and Federal
Standards and Regulations. Plans and calculations shall be
submitted to the County Engineering Department Îor review and
approval prior to construction.

4. Underground gasoline and heating oil tanks will not be
permitted.
