Dear Sir:
The Albemarle County Board of Supervisors, at its meeting on
May 3, 1989, unanimously approved the above-noted request to
rezone .75 acres from LI, Light Industry to CO, Commercial
Office. Property, located on the north side of Rt. 250W,
approximately one-half mile west of intersection with Ednam
Drive. Samuel Miller Magisterial District. Please note
that this approval is subject to proffer dated January 17,
1989, and signed by Denise Etheridge (copy attached hereto)
with verbal agreement that the property will be developed
essentially as shown on the schematic drawing, including
berming and landscaping, with the applicant reserving the
right to combine the buildings into one.

Dear John:
On behalf of the applicant, Mr. Terence Y. Seig, I hereby
make the following proffers with regards to the
above-referenced request:
1.) We hereby delete all permitted uses by right under
Section 23.2.1 with the exception of Sections 23.2.1.3,
23.2.1.7 and 23.2.1.8. In addition, we proffer to
delete all uses by Special Use Permit with the
exception of Sections 23.2.2.3, and 23.2.2.5;
2.) We hereby proffer to limit access to one point on Route
250 in accordance with the recommendation of the
Virginia Department of Transportation; and
3.) We hereby proffer to limit traffic generation to that
generated by a 44,000 square foot medical office
facility and a 2500 square foot bank with two drive-in
windows.

On behalf of the applicant, Mr. Terence Y. Sieg, I
hereby make the following proffers in regards to the above-
referenced petition:
1. To delete all by right uses under Section 23.0
Commercial Office with the exception of Sections 23.2.1.3
(financial institutions), 23.2.1.7 (public utilities) and
23.2.1.8 (public facilities) and to delete all uses by
special use permit with the exception of sections 23.2.2.3
(public utilities) and 23.2.2.5 (commercial uses having
drive-in windows) ¡
2. To limit access to one point in accordance with the
recommendation of the Virginia Department of Transportation¡
and
3. To limit the traffic volume of the site to that
generated by a 44,000 square foot medical office building
and,a 2,500 square foot bank with two drive-in windows.
