Subject: SUB201700120 BLANDEMAR FARMS PH 3 LOT 9 - SWM FOREST & OPEN SPACE EASEMENT
The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
This review was completed using the sections listed under Section 14-208.2 of the Subdivision Ordinance.
Planning
1. [Section 14-302(A)(15)] Please add the address(es) of each owner.
2. [Section 14-302(B)(5)] Please a note to indicate this property is zoned RA (Rural Areas).
3. [Section 14-302(B)(7)] Please add a note to indicate this property does not lie in the water supply watershed, nor
is it located in an agricultural -forestal district.
4. [Section 14-303(D)] Please show the total acreage for this lot.
5. [General comment] Please revise the tax map and parcel number for the adjacent parcel to the south from Parcel
3-N to Parcel 3-J.
6. [Question] Setbacks are not required to be shown on easement plats under Section 14-208.2. Is the shaded
"setback area" related to a HOA convenant? Regardless, please add a note to clarify the origination of the
"setback area" because it is not a County requirement.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may
be found at www.albemarle.or coun , code.
In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.
