The Planning Division will approve the above -referenced final site plan after the outstanding issues identified in this letter have been addressed and resolved to the satisfaction of the applicable reviewer. Additional comments or conditions may be added or eliminated based on further review. Please work directly with each reviewer to address and resolve their comments. Approvals from each reviewer or outside agency should be forwarded to the lead planner upon receipt. The issue appears to be whether a minimum of six (6) ADA accessible spaces are required [as indicated by the Parking Requirements notes on Sheet SP2 which state that "6 total accessible spaces" are required "with 1 being van accessible," citing "ADA Standard for Accessible Design Section 4.1.2 (5)(A)"]; or if a minimum of seven (7) ADA accessible spaces are required [as indicated by Building Inspections, citing Mr. Jay Schlothauer's review comments (dated December 9, 2016) pertaining to the initial site plan for this project (SDP201600070)]. 4. Please continue to coordinate directly with ACSA. Please see the attached review comments from Mr. Alexander Morrison, PE, dated August 14, which request three (3) copies of the construction plans, along with water and sewer data sheets, for ACSA review. The photometric plan has changed since the previous review_ Light levels now exceed 20 footcandles in a few places. 20 fc is the maximum the ARE allows. Please revise- 2- There are a number of trees proposed on the south side of the property between the dumpster and the curve in the travelway located south of the south corner of the hotel, and some of these trees are large trees. The EC guidelines do call for large shade trees spaced at least 40' on center. However, the trees as currently shown may be spaced too close together. Please double-check tree species and appropriate spacing. The parcel 061Z0030000200 is 3.70 acres in size according to County GIS_ Provide where the additional acreage is coming from, or update area- 2- Sheet SP1 - Under Site Data the area disturbed and impervious area shown do not match what's shown on the WPO plans- 3- Proposed offsite construction/grading should be shown in an easement, and be in joint agreementment with adjacent property owners_ Obtain VDOT permit for construction work in the ROW. 4. Show roads ROW & width information. 5. Label property line. 6. Sheet SP4 - Show soils map_ 7. An existing overhead powerline runs close to the hotel, and I don't know if this could be an issue/problem? 8_ Sheet SP6 — Provide retaining wall details, and callouts to details sheet. 9. Sheet SP6 — Provide guardrail details, and callouts to details sheet_ 10. Sheet SP6 — Show callout to grasscrete detail & show extent of usage. 11 _ Provide safety railing for any walls over 4' in height_ 12_ Engineered design plans required for wall supporting roads and parking_ 13_ Parking spaces will have to be removed along ramp leading to upper parking deck where vehicles backing out may interfere with those exiting. 14_ Sheet SP9 — Relocate trees outside of drainage easement_ 15. Provide stationing for roads & road name/labels-, show profiles for roads (Design Standards Manual, Sect_ 7(C)). 16. Label curb radii for travelway near Str 7A. 17. Provide the design AADT & estimate truck traffic_ 18. Show that drainage design easement widths are met (Ref. Design Standards Manual, Sect_ 6)_ Show drainage easements for any proposed permenant drainage outside of property line. 19. The Access Management Exception Approval Letter should be included on the plans. 2. Provide a cross-section showing the flow line along Route 29 ensuring positive drainage at the proposed emergency access entrance. 3. CG12's at the proposed entrance should be in line with the existing/proposed sidewalks, parallel to Route 29 and perpendicular to the entrance. 4. We recommend providing mountable curb at the proposed emergency access entrance. 5. The minimum entrance radius for a commercial entrance without a separate truck access is 42 feet.
