THE PROPOSED DEVELOPMENT HAS A TOTAL ONSITE PARCEL AREA OF 6.26 ac. AND WILL TREAT 4.23 ac. OF FUTURE AND PROPOSED IMPERVIOUS AREAS. THE PROPOSED DEVELOPMENT REQUIRES A PHOSPHOROUS REMOVAL RATE OF 7.29 lbs/yr. 2. THE 7.29 lbs/yr MINIMUM PHOSPHOROUS REMOVAL REQUIREMENT IS MITIGATED VIA THE PROPOSED CONVERSION OF AN EXISTING SEDIMENT BASIN TO A PROPOSED LEVEL 1 EXTENDED DETENTION BASIN, AS WELL AS THROUGH THE BEST MANAGEMENT PRACTICE OF PURCHASING NUTRIENT CREDITS. 5. FROM A WATER QUANTITY STANDPOINT, SUBAREA C ANALYSES THE PROPOSED ONSITE AREAS, AS WELL AS THE EXISTING ROAD IMPROVEMENTS AND A FUTURE / OFFSITE MIXED USE DEVELOPMENT. 7. THE WATER QUANTITY REQUIREMENTS FOR THIS DEVELOPMENT WILL BE MET EITHER THROUGH THE USE OF THE LEVEL I EXTENDED DETENTION BASIN, OR THROUGH COMPLIANCE WITH 9VAC25-870-66, SUBSECTIONS B.1.a AND B -4.a AND 9VAC25-870-66 SUBSECTIONS C.2.a AND C.3 -a. 8. FINAL CALCULATIONS WILL BE PROVIDED WITH THE FINAL SITE PLAN & VSMP PLAN FOR WATER QUALITY AND QUANTITY TREATMENT COMPLIANCE. 9.
