Chris,
I agree that it is more work for you as well as us. It is simply how and the amount we are being taxed just because they
are platted. Previously we were not taxed so high so we platted several at a time; however, we had phased at
times. I have attached the supplement for approval. Assume you do not need
full HOA Covenants& Restrictions again. .

Nena,
"Phasing"a final plat is not an option. If you want to modify the plat to take off some of the lots and come back in later
and plat them that's the option. If you go that route, you will need to submit 5 new copies of the plat depicting what lots
you want to plat. Reviewers required will be: ACSA, Planning, and Engineering. I'll put it on a 14 day resubmittal review
time line and then we'll move forward. I don't know why you would do this, its more work for you and its more work for
staff. Additionally during every review of every plat in briarwood that I've been associated with the time lines to get an
approved final plat to sell lots. But that aspect of it is none of my business that's for sure. Anyways hope this guidance
‘ helps.

SUB2017-100 Briarwood - Phase 8_Lots 40-58 and 98-111 - Final plat
Attached are the review comments for the above ref plat. Seems all we need now is the Coy and Restrictions
doc submitted and reviewed/approved by the County Attorney's office. And then bonding of the remaining
portion of the road.

The County of Albemarle Planning Division will approve the plat referenced above once the following comments have
been satisfactorily addressed (The following comments are those that have been identified at this time. Additional
comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the

1. [14-302(A)4&5] Drainage Easements. Why are the proposed storm drainage easements labeled as "public" when all
other storm drainage easements in this area (including those depicted on Lots 91- 97) were previously platted as
"Private"? Revise the storm drainage easements throughout the plat to "private". Rev 1. Comment addressed.
2. [14-302(A)4&5] Drainage Easements. As depicted on the final site plan (SDP2010-84), provide the 40' private storm
drainage easement through the rear yards of Lots 98-104, and Lot 105 (through portions of rear yard and the side yard).
Rev 1. Comment addressed.
3. [14-302(A)4&5] Drainage Easements. On sheet 6 depict Lot 97. Reasoning: it is not clear where in relation to the lot
the actual easement is being platted. Rev 1. Comment addressed.
4. [ZMA2005-9] Within the open space adjacent to Camelot Drive, depict and label the required "20' screening strip"
along the entire extent of the frontage. Notably, this strip was platted on the last section of phase 8. Rev 1. Comment
addressed.
5. [14-302(B)l] General Information. Number the sheets. Ex) sheet 1/6, sheet 2/6. Sheet 3/6 ... etc Rev 1. Comment
addressed.
6. [14-303S] Control points. Control points must be submitted. At the option of the subdivider, the control points may be
shown on a copy of the final plat, rather than on the original final plat. Rev 1. Comment addressed.
7. [14-317] Instrument evidencing maintenance of certain improvements. Submit an instrument assuring the perpetual
maintenance of the drainage easements, open space areas, and any other improvements that are to be maintained by the
HOA in perpetuity. County Attorney approval is required prior to final plat approval. Rev 1. Comment not addressed.
