The Property is subject to the Entrance Corridor ("EC") Overlay District, as described in Section 30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). • The Property is subject to an approved Zoning Map Amendment, ZMA 1983-00002. • There is no pending zoning map amendment, special use permit, conditional use, special exception, or variance request on the Property. • The current use of a fast food restaurant ("Current Use") is a permitted use of the Property as provided in Section 25 of the Zoning Ordinance. • The Current Use is approved with a site development plan, SDP1984-00010 Burger King Final Site Plan. All ingress and egress to the Property to/from Riverbend Drive and Richmond Road (US Route 250) was approved with this plan and to the best of my knowledge remains in effect. • There are no special conditions or time constraints applicable to or imposed on the Property for the Current Use. • This office has no record of an open violation for the Current Use or the Property. • There are no proceedings, pending or threatened, to revoke, rescind, alter, or declare invalid any laws, ordinances, codes, approvals, permits or certificates applicable to or issued in connection with the Property by the County of Albemarle.
