Dear Ms. Kennon:
In response to your Application for Letter of Zoning Compliance filed with this office
on January 24, 2017, please be advised of the following:
The Property is zoned R-15, Residential under the Zoning Ordinance of the
County of Albemarle, Virginia, which currently permits the use of the Property
for a multi -family residential complex, with appurtenant parking, at a density of
up to 15 dwelling units per acre, by right. The enclosed R-15 regulations are
a true and accurate copy of the applicable zoning district regulations. The
existing 97 dwelling units on the 5.92 acres is permitted at a density of 16.385
dwelling units per acre due to the use of bonus density for low to moderate -
income housing.
■ To the best of my knowledge, the property is not in violation of any proffered
conditions or other special conditions or limitations imposed by the County of
Albemarle.
■ The property meets all access and parking requirements required by the
Albemarle County zoning ordinance and complies with the current zoning
ordinance of Albemarle County, including all provisions regulating setback,
density and height.
■ The current development was originally built under a site plan, SDP-2000-
005, approved on March 9, 2000.

■ To the best of my knowledge, as of this date, there are no current or pending
land use, zoning or building code violations against the property.
■ As Deputy Zoning Administrator for the County of Albemarle, Virginia, I am
empowered to execute this letter on behalf of the County of Albemarle.
