RE: LOD-201700019 - Tax Map 55, Parcel 110 (the "Property"), Owner — Froehling & Robertson, Inc.,
3015 Dumbarton Road, Richmond, VA 23228
Dear Mr. Cheek:
In response to the request from Mr. Mark H. Miller, Esq. (of Spotts-Fain, PC), for a Letter of Zoning
Certification for the above referenced Property, please be advised of the following:
• The Property formerly carried the address of "6183 Rockfish Gap Turnpike" for the existing
building at the time. That building was removed and a new development of a commercial office
complex is under construction. The County GIS Specialists have assigned the new building the
address of "6185 Rockfish Gap Turnpike" in order to leave room for other addresses, in
accordance with the current policy.
• The Property is zoned Highway Commercial (HC). (See attached map) The property is subject to
the Entrance Corridor ("EC") Overlay District. This HC zoning of the Property permits
"Administrative, business and professional offices" by right. The development is subject to a final
site plan (SDP201600031). When developed in accordance with that site plan it will comply with
county zoning ordinance regulations, including off-street parking requirements of the Albemarle
County Code -Zoning Ordinance.
• The Property is not subject to an approved special use permit, variance application or proffers,
nor are there any of the noted applications pending review/action by the County.
• This office has no record of any open violations for this Property, nor are there any existing
nonconforming uses or features to the Property.
• Copies of any approved site plans and certificates of occupancy or other documents may be
obtained from this office with a request through the department's Records Manager, Paul
Bjornsen, at pbiornsen(a)albemarle.org.
