RE: ARB -2017-52: UVA Indoor Golf Facility at Birdwood
Dear Chris,
We have received a revised site plan for the UVA Indoor Golf Facility at Birdwood, submitted for SDP -2017-19, and
have reviewed it as per ARB -2017-52. The following revisions are requested to make the proposal consistent with the
design criteria that apply to the County -wide Certificate.
1. The following note should be added to the site and architectural plans: Visibility of all mechanical equipment from the
Entrance Corridor shall be eliminated.
2. The landscape plan must include the standard plant health note: All site plantings of trees and shrubs shall be allowed
to reach, and be maintained at, mature height; the topping of trees is prohibited.
3. A revised lighting plan in which:
a. Cut sheets for all lighting fixtures are provided on a separate sheet in the site plan set.
b. Mounting heights of light poles are given in which the base heights are included and specified.
c. The color of the lighting fixtures are noted. Bronze or black are approvable in the EC overlay district.
d. The standard lighting note is included on the plan: Each outdoor luminaire equipped with a lamp that emits
3, 000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or shielded to reflect light
away from adjoining residential districts and away from adjacent roads. The spillover of lighting from
luminaires onto public roads andproperty in residential or rural areas zoning districts shall not exceed one-
halffootcandle.
e. The lighting and landscape plans are coordinated to ensure that there are no potential siting conflicts with
lighting fixture placement and proposed and extant landscaping and utilities. There is a potential conflict with
a proposed Red Maple and a light fixture on the southwest corner of the proposed parking area.
f. The size and shape of the proposed parking area is consistent with other site plan drawings.
Within 15 days of the date of this letter, please send me a letter (by email is acceptable) indicating whether you will or
will not proceed with these revisions. If you choose not to proceed with these revisions, staff will be unable to approve
your application. If you choose to proceed with the revisions, please forward me one set of revised drawings together with
a memo summarizing the revisions you've made. Your decision to make the revisions will suspend the 60 -day review
period associated with your original submittal. However, I expect to complete the review of your revised proposal within
2 weeks of your re -submittal.
If you have any questions about this action, please contact me as soon as possible. I look forward to receiving your
revisions and completing this review with an approval letter.
