I am writing to request alternatives to some of the architectural elements of the building at the corner
of 240 and 250. These requests will enhance the visual appeal of the building and lower maintenance
efforts over the longer term.
1. Powder coated vs. Wood framed Brise Soleil: The current plan calls for a 2x8 pressure treated
framed solar screen around three sides of the building. Wood inherently will twist and cups
over time (sometimes as quickly as a few months). The spans (approximately 7') and framing
design will allow the wood to bow, cup, and twist within a year's time. I have attached a picture
below from Mezza in Stonefield. The 2x6x4' pressure treated material has bowed in a short
amount of time. Additionally, the wood solar screen will need to be painted or stained often to
maintain the desired color scheme.
We propose to use a powder coated solar screen like the one in the pictured below at 2335
Seminole Lane next to Rhett's River Grill. We can choose a powder coat to match the desired
color scheme and have a design that reflects the intended effect. The end product will stay
straight longer with little to no need for adjustment and will require little to no painting and/or
maintenance, making for a neater look on an entrance corridor.
2. Commercial glass to replace Nanawall: The current plan calls for folding doors at the west and
east sides of the building, bordering the parking lot and facing Brown's Gap Turnpike. Initially, it
was felt that there should be open air access to the dining area via these folding doors, similar to
what is provided on the creek side by the retractable garage doors. After further consideration,
we have concerns about the amount of dust and grit created by driving and parking on the
existing parking lot bordering these folding doors.
We can provide a solid commercial glass alternative that would provide significantly better
energy efficiency and weather protection, without losing any of the aesthetic appeal of the
Nanawall. We can include a divided light mullion that mimics the proposed look and feel .
3. Painted composite vs. Metal -wrapped trim board at top of parapet: The current plan calls for
light gauge metal to be wrapped around plywood and adhered to create a fascia board. In our
experience, the metal will release from the plywood overtime due to expansion and contraction
of the different materials. This causes the metal to ripple in areas where it has released from
the adhesive. We believe it would be less maintenance and more attractive to have a painted
composite (Hardie or similar) to match. This would achieve the same affect without wobbles or
ripples and would need to be painted as often as the rest of the building.
4. In an effort to avoid having heavy garbage trucks traverse the area over and around the sewage
holding tanks, we would like to propose two other potential areas for locating the pad site for the
dumpster/dumpster enclosure:
a. Relocate dumpster pad/enclosure from current position to the corner of the parking
area closest to Route 240, adjacent to the guardrail (as depicted on attached drawing). This location
would conform to the requirement in the County code (4.12.15) which would allow access `by delivery
and service vehicles when all parking spaces are occupied'.
