SURETY/BONDING
If required to construct a street,the subdivider shall pay to the county a fee equal to the cost of the inspection of the con-
struction of any such street. These fees shall be paid prior to completion of all necessary inspections and shall be deemed a
part of the cost of construction of the street for purposes of section 14-435(B).
The bond process and forms can be found at the document center under bonds.After a plan is approved,a bond estimate
request form must be submitted to the Community Development office with the required fee. The owner signatures will be
verified for each parcel affected,and estimates will be prepared by the engineering reviewer. A bond amount will be pro-
vided to the owner. Bond agreements will be prepared by the county,and when properly completed by the owner,will be
reviewed and signed by the County Attorney and County Engineer. Please allow a few weeks for this process.

RE: Dunlora Overlook
Thank you for your comments dated December 6, 2016 on the Dunlora Road Plan. Revised
plans are hereby submitted incorporating the following changes in response to the items in your
letter.
Engine ng
The typical roadway section has been corrected on sheet 6. The slope of the road is now
ovided.
\Y. The drainage divides are now labeled on sheet 9, the chart in the upper right-hand corner

VPStructure 18 is now renamed as Structure 16 and is a DI-3B. The inlet calculations have
been updated.

1`" Pavement markings are now provided for the parking on residential streets. Parking signs
demarcate available on-street parking and speed limit signs are now shown.

Planning
1. The applicant acknowledges this requirement. The two additional lots will be added to
the final subdivision plat and the final subdivision plat will go through the public review
process for the addition of the two lots.
2. The open space summary has been updated and now shows that greater than 20%of the
required open space is outside of the preserved slopes and stormwater management
facilities, see exhibit on the layout sheet.
3. The street tree calculation has been added to the landscaping sheet.
4. Sidewalks and a landscaping strip have been added along Dunlora Drive and Rio Road.
5. Street trees are now provided along Dunlora Drive and Rio Road.
6. The typical detail has been revised to reference a public road.
7. Guest spaces are now provided and marked. Parking for guests is provided on one side
of the roadway only as noted on the site plan sheet. The typical road section now shows
the parking aisle.
8. The guest parking spaces are now striped, and no parking signs are provided.
9. The driveway locations for all lots are now shown.
10. The applicant acknowledges this requirement.
VDOT
1. The CG-12s at the intersection with Dunlora Drive are now perpendicular to Varick
Street.
2. Spot shots for tie-in at the intersection of Dunlora Drive and Varick Street are now
provided. The roadway grade tie-in has been revised to reflect the existing slope away
from the tie-in point. Existing drainage details are now provided, and the existing
roadside ditch is shown and picked up with a new culvert.
3. Lots 30 & 31 are accessed from Dunlora Drive via a shared driveway easement. Lots 32
and 33 are accessed from a single shared driveway easement along Rio Road.
Alternatives to this arrangement were explored, but due to the existing topography
limitations, critical slopes, and the stream,the Varick Street access was not feasible for
the two lots on Rio Road.
4. Mill and overlay limits in accordance with WP-2 is now provided on the plans.
5. A MOT plan is now provided on sheet 6.
6. Left and right turn lane warrant analyses are included with this resubmission.
7. CBRs shall be submitted to the civil engineer and VDOT along with updated pavement
design worksheets to finalize the pavement depths prior to placement of the final asphalt.
This note was added to the CBR and pavement design chart on sheet 6.
8. A waiver request for this exception is included with the resubmission.
9. The roads will be public; the typical section label has been revised.
10. The pipe slopes have been reduced where practical to lower velocities without burying
pipes excessively deep; only four pipes exceed 10 fps, but remain below the County's 15
fps maximum.
11. Structure 10 is now renamed Structure 12 and has been revised to provide an acceptable
spread.
