As I hope was clear from our submission and my discussion with Margaret - we intend this to be a preliminary discussion about the revised building design and the subsequent changes to the site plan - i.e. the allocation of the file:///1:/DEPT/Community%20Development/Planning%20Division/Design%20Planning/ARB/action%201etter/2017/Other/ARB%202017-77%20Riversid... 1/3 9/8/2017 ARB2017-77 Correspondence. htm terraces spaces (not their design per se - yet). The landscape architects are refining the design of these spaces currently. We will bring some samples to illustrate the major materials, we won't have every material. We also will have some improved renderings of the buildings in their context. In reading the staff report / comments and I would like to point out a few things: • The gabled portions facing the parking and residential measure +/- 42'-6" (measured to 1/2 way up the sloped roof plane) - only the ridge of the gable is +/- 50'. The eaves of the gable are +/- 35'-0" above the first floor / terraces. The flat roofed portions facing the EC are +/- 38'-6" (the parapet walls hiding the mechanical equipment are shown as 42"). With the overall slope of the site, we will end up stepping the terraces down the hill - so there could be some small variation in these. • We have almost 13,000 SF of ground floor commercial retail (4,300 +/- in each building). The report mentioned it was 8,000 SF (down from 16,000 SF). • Also, the 4 terrace / plazas we now show total approximately 10,000 SF including both hardscape and planted areas - this could still fluctuate. The report called it out as 5,000 SF spread over 4 plazas. • Each intermediate terrace between buildings is 54' x 48' (48' from building to building) or 2,592 SF. The end wall heights of the buildings vary - but their average height (using an average of the different wall segment corners) is just below 40'. Again, I appreciate all of the comments and look forward to a discussion today with the board. Thank you.
