General Comments: Revise the building setbacks on Sheet 1 of 2. Side should = 25' and rear should = 35' 2. General Comments: Revise the project description in the upper right corner of Sheet 2 of 2: should read "Lot 25 containing... Acres." 3. [14-302(A)(9)] Building sites on proposed lots. Revise the note on Sheet 1 of 2: "Lots 25 and 26 each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. " 4. [14-302(A)(10)] Right of further division of proposed lots. Revise the note on Sheet 1 of 2: "Lots 25 and 26 are non -conforming lots, and each contains 1 development right. The revised parcel comprised of 0.97 acres may not be further divided. Per Albemarle County Code, Chapter 18, Section 6.4(E), the revised parcel is non -conforming and may contain one dwelling unit. " 5. [14-302(B)(1)] General Information. Add "Sheet 2 of 2" to the second sheet. 6. [14-302(B)(7)] Reservoir Watershed; agricultural forestal district. Revise the note on Sheet 1 of 2: "The parcels shown lie in the Beaver Creek Reservoir Water Supply Watershed and not in an agricultural forestal district." 7. [14-303(A)] Statement of consent to division. Revise the "Owners Approval" note on Sheet 1 of 2 to eradicate typos and to read: "The platting or dedication of the following described land, T.M.P. 40A — 25 & 40A — 26, is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees, if any. " 8. [14-303(I)] Bearing and distance ties. Provide a legend that explains all abbreviations and line weights. The application's accompanying soils report was transmitted to the Virginia Department of Health (VDH) for comment on August 30, 2017. At the time of this letter, the VDH had not completed their review. VDH approval or comments will be forwarded to the applicant upon receipt by County staff. Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
