l .The site Is not near a watercourse or within a reservoir watershed.
2. The site is not within 100 -year flood plain limits.
3. Meets and bounds taken from surveys by W.S. Roudabush Jr., Certified Land Surveyor.
Last site plan submitted In 1997 by W.S. Roudabush Jr. for building added on the
northeastern side of the parcel.
4. The location of existing utilities across the line of proposed work are not necessarily
shown on the plans and where shown are only approximately correct. The contractor
shall on his own Initiative locate all underground lines and structures before commencing °w°ork,
He agrees to be fully responsible for any and all damages that might be occasioned by his
failure to exactly locate and preserve any and all underground utilities.
5. The contractor shall be responsible for notifying 'Miss Utility" (1-800-552-7001).
6. The acronym VDOT refers to the Virginia Department of Transportation.
7. All materials and construction methods shall conform to current VDOT Road and Bridge
Specifications and Standards.
8. All slopes and disturbed areas are to be fertilized, seeded and mulched. Maximum allowable
fill slope Is 2:1. Where reasonably obtained, lesser slopes of 4:1 or better are to be achieved.
9., Paved or rip -rap lined ditch may be required to stabilized a drainage channel when, In
the opinion of the Director of Engineering or his designee, It is deemed necessary.
10. All traffic control signs shall conform with the the Virginia Manual for Uniform Traffic Control
Devices, latest edition.
11. All excavation for underground pipe installation must comply with OSHA Standards
for the Construction Industry (29CFR Part 1926),
12. Water: Albemarle County Service Authority; supply line along the front of the parcel.
13. Sewer: Albemarle County Service Authority; manhole to ASCA facility located at the northeast
comer of the parcel.
14. Refuse: Trash handling Is the responsibility of the owner.
15. Zoning: HC

17. The area with the slope greater than 25% Is presently covered with vegetation and Is not to be
disturbed.
18. No off-site areas will be disturbed.
19. This parcel generates more than 350 vehicle trips per week.
20. Outdoor Lighting: No luminalre at this site will emit greater than 3,000 Initial lumens. Each outdoor
luminaire equipped with a lamp which emits 3,000 or more initial lumens shall be a full cutoff luminalre
or a decorative luminalre with full cutoff optics. The spillover of lighting from parking area Itrminaires onto
public roads and residential or rural areas zoning districts shall not exceed one -hal` (1 /2) foot candle.
21. This parcel Is In the entrance corridor overlay district (EC).
22. No variance Is being requested,
23. Prior to any construction within any public right of way,including connection to any existing roads,
a permit shall be obtained from the Virginia Department of Transportation. This plan as dramn may not
accurately reflect the requirements; therefore the permit shall govern.
24. It shall be the contractors responsibility to check all dimensions, site conditions, final gra:, rAing,
and field layout on the project and report all Inconsistencies to the engineer, architect, suiveyor
and owner.
25. All service utilities shall be placed underground.
26. All construction and materials shall comply with the state building code In effect at the fte of
construction.
27. All water and sewer appurtenances are to be located outside of roadside ditches.
28. Valves on deadend lines shall be rodded to provide adequate restraint for the valve during a
future extension of the line.
29. Parking: Sales Area = 34,560 S.F.
Required: 23 spaces (1 space per 1,500 S.F. of sales area)
Provided: 25 spaces
30. No grading or other earth disturbing activity (Including trenching or tunneling), except as necessary
for the construction of the addition, shall occur within the drip fine of any trees or wooded
areas nor intrude upon any other existing features designated In the certificate of appropriateness for
preservation.
31. All pervious areas of the site shall be permanently protected from soil erosion with grass or
other ground cover or mulch material.
32. All drainage inlets shall have a two-inch local depression.
33. Topography acquired from Albemarle County Service Authority. NAD 83, NAVD 87.
