I’d suggest we get all reviewers approvals for the road plan locked down with this alignment, and all reviewers approvals for the final site plan for the rec area locked down, then have the applicant submit the easement plat on Ray’s property matching the road plan & the site plan. Bottom line, we need to get that easement plat in here for review, approval, & recordation b4 approvals start happening. Adam/Scott, When are you going to officially submit the easement plat? The lot numbers have changed and do not match the ACSA's approved utility plan. The applicant shall submit a PDF of the updated layout page to Jeremy Lynn (jlynn@serviceauthority.org) so we can update our files with the new lot numbers. Show route number, street name, ADT, ROW width, and public/private on plans for each street, existing and proposed. 2. The CG -12's at the intersection of St. Ives Road and Sunset Drive should be perpendicular to the Sunset Drive. They can be in the radii, but should direction pedestrians across Sunset Drive, not towards the middle of the intersection. 3. Please correct the St. Ives profile label and notes within ("St. Ives Place"). Also, please correct notes that are illegibly superimposed on this profile. 4. Provide intersection sight distance triangle for Jersey Pine Ridge and Sunset Drive. 5. Provide more grading detail and/or spot elevations for the cul-de-sac. How much drainage will go down RWSA driveway? 6. Where DI -3s are greater than 8 feet deep, DI-3AA, -3BB, or -3CC should be specified as applicable and those details should be provided. 7. Provide sight distance line profiles. 8. Show the proposed recreational area entrance on St. Ives Road. 9. The General Construction Notes for Streets you reference using CG -9(A, B, or C) but provide only a detail for GG -9D. Please clarify. 10. Please show HGL's on profiles. Also provide HGL calculations, which should be consistent with existing plans showing existing structures that are being tied in to. Please see VDOT Drainage Manual, page 9-64. 11. Please shift the tree at the end of Sunset Drive; it should be at least 30 feet beyond the end of the curb radius. 12. There are multiple pipe flow velocities that exceed the recommended maximum 10 fps, please consider revising. 13. Please provide detail of the RWSA entrance and justification for its width. We recommend shifting the pond at the intersection of St. Ives Rd. and Sunset Drive further from the ROW; potentially allowing for the removal of the guardrail. However, it appears that the top of the slope is outside the ROW as proposed. 15. Note that the County project number appears incorrect on the cover sheet. Collins Engineering design must continue alignment of existing roads, or roads under construction, notwithstanding notes requiring contractor to provide engineer (Collins Engineering) with survey worksheets of all roadways, manhole tops, and drainage structures prior to installation of E/P, drainage, or utilities. Note 3 in particular appears to assign Collins Engineering a diminished role, which is to verify contractor survey sheets which, this note states, must ensure positive drainage and proper elevations. Albemarle County does not accept these notes on road plans. Whatever their intent, these notes may be relocated to contract documents that do not require county approval. Remove Notes 1 and 3 from plans, or revise to restore Collins Engineering role. Engineering advises against any note that diminishes the proper role and place of engineering design. These plans must show existing roadway CL alignment, E/P, width, elevation, horizontal/vertical curve data, tangent/grades, and proposed manhole tops and drainage structures prior to road plan approval. 3.
