Dear Mr. Porteous:
In response to your request for a Letter of Zoning Compliance for the above referenced
Property, dated August 25, 2017, please be advised of the following:
• The Property is zoned Highway Commercial (HC). (See attached map) The property is
subject to the Entrance Corridor ("EC") and Steep Slopes Overlay Districts.
• The HC zoning of the Property permits the current use of the Property, for new and used
motor vehicle sales and service, by right.
• The Property is not subject to an approved rezoning, special exception, special use
permit or variance application, nor are there any of the noted applications pending
review/action by the County.
• There are no existing, open zoning code or building code violations with respect to the
Property.
• If improvements on the Property are damaged or destroyed, the improvements may be
rebuilt in their present form.
• Copies of any approved site plans and certificates of occupancy or other documents may
be obtained from this office with a request through the department's Records Manager,
Paul Bjornsen, at pbiornsen(a albemarle.org.
