Subject: SLJB20170136 — "Rural Subdivision Plat — Tract G, Containing 54.70 Acres" (Douglas)
The County will approve the plat referred to above when the following items have been satisfactorily addressed. (The
following comments are those that have been identified at this time. Additional comments or conditions may be added
or eliminated based on further review.)
This review was completed using the sections listed under Section 14-207 of the Subdivision Ordinance. Staff has
provided references to the County Code preceding each comment. The Code is kept up-to-date by the County
Attorney's office and may be found at www.albemarle.orp-/countycode.
Planning:
[Requirements]:
1. [Chapter 14, Sections 14-302(A)-9; and Chapter 18, Section 18.4.2.1 and Section 18.4.2.2]: The plat is not
acceptable with regards to the "Building Sites on Proposed Lots" requirements. Please identify the location,
area, and dimensions of a building site on proposed Tract G and on the residue of Tax Map Parcel (TMP) #47-
11 G to demonstrate compliance with "Building Site Area and Dimensions" requirements.
Please also revise Note D on Sheet 1 of 2, as may be necessary, after including the required information about
building sites.
[Other Comments]:
2. Revised annotation for the "approximate limits of state dam break inundation zone..." was submitted
electronically on Friday, September 15. The given explanation of these revisions is as follows: "The plat has a
minor revision on Sheet 2 of 2 moving the labeling of the Dam Break Inundation Zone to make it a little more
clear as to the limits of it. " Staff agrees that these revisions do provide more clarity, and are acceptable;
therefore, please include the revised annotation on the signature copies of the final plat.
VDOT:
To date, County staff have not received review comments from VDOT. Staff will forward VDOT review comments
upon receipt.
Health Department:
A copy of the proposed plat and two copies of the corresponding Soil Study and OSE/PE Report for Subdivision
Approval (prepared by Steve Gooch Consulting Geologist, Inc. and dated September 9, 2017) were transmitted to the
Virginia Department of Health (VDH) on September 12, 2017.

County staff received an approval letter from Mr. Josh Kirtley of VDH on September 22, 2017. A copy of that approval
letter is attached.
Finally, please note that, in accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to
submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the
application shall be deemed voluntarily withdrawn.

RE: Review of Proposed Subdivision Plat and attached Soils Information for Individual Onsitc Sewage
Systems as part of a division of Tax Map 47 Parcel 1 IG located in Albemarle County, Virginia.
Dear Mr. Padalino:
On September 12, 2017, the County ol'Albemarle requested the Virginia Department of Health (via the
Albemarle County Health Department) review the proposed subdivision plat identified above. This letter is to
inform you that the above referenced subdivision plat is approved for individual Onsite Sewage Systems
in accordance with the provisions of the Code of Virginia, the .Veivage flandling and Disposal Reguladons,
and local ordinances.
flus request for subdivision review was submitted pursuant to the provisions of a 32.1-163.5 of the Code uj'
Virginia which requires the Health Department to accept private soil evaluations and designs from an
Authorized Onsite Soil Evaluator (ROSE) or a Professional Engineer working in consultation with an ROSE for
residential development. This subdivision was certified as being in compliance with the Board of Health's
Regulations by Steve Gooch; Onsite Soil Evaluator Number 1940001284. This subdivision approval is
issued in reliance upon that certification.
Pursuant to S 360 of the Reguladons this approval is not an assurance that Sewage Disposal System
Construction Permits will be issued for any lot in the subdivision identified above unless that lot is specifically
identified on the above refcrenced plat as having an approved site for an onsite sewage disposal system, and
unless all conditions and circumstances are present at the time of application for a permit as are present at the
time of this approval. This subdivision may contain lots that to do not have approved sites for onsite sewage
systems.
This subdivision approval does pertain to the requirements of local ordinances.
