Dear Mr. Perez:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced as submitted by, Dominion Engineering dated
June 15, 2017, and offers the following comments.
Land Use
1. PIease label parcel "X" as right of way dedicated to the County for public use.
2. Please add note to plat saying the first entrance will be abandoned.
Please provide two copies of the revised plan along with a comment response letter. If further
information is desired, please contact Willis C. Bedsaul at 434-422-9866.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.

The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above once the
following comments have been addressed: [Each comment is preceded by the applicable reference,which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [18-12,4.6.1]Frontage. Lot A requires frontage from either a public or a private street.The new shared driveway easement shall he
relabeled to"New 30 feet private street easement".
Note has been revised.
2. [14-232(b)(2),14-404]Single Point of Access. The new private street shall be the sole and direct means of access to a public street
7 for both lots.Currently the existing gravel driveway provides access to addressed structure 4273;however,this is not permissible
when platting a private street for frontage purposes.Either revise the plat to relocate the proposed private street over the existing
gravel driveway serving 4273 or revise the plat to depict that gravel driveway and entrance as being discontinued/closed.
Added note that existing entrance is to be abandoned.
3. [14-316]Approval of entrance onto public streets.Prior to final plat approval submit documentation from VDOT that the entrance
along State Route 711 complies with their standards for the number of lots served by the entrance. If you have already obtained this
documentation please provide it to staff.
