Dear Mr. Wardell:
The Albemarle County Board of SupervIsors, at its meeting on December 10, 1997, approved the
above-noted request to establish a private school, to serve approximately 90 children, on 1.5
acres along Stony Point Road. Please note that this approval is subject to the following
conditions:
1. The building, parking, driveway entrance, sidewalk, and playground areas shall be located
in general accord with the preliminary site development plan dated and initialed
November 10, 1997 (copy attached).
2. The playground shall be fenced and located as far away from the power lines as possible.
3. The final site development plan shall not be approved until a subdivision plat creating the
property is recorded or adequate bonding for road, utility, and drainage improvements is
provided.
4. The school shall be restricted to 90 students and shall be for year-round use.
5. Building setbacks shall be a minimum ono feet from any public street right-or-way. No
off-street parking or loading space shall be located closer than ten feet to any public street
right-of-way.
6. Existing vegetation shall be maintained or replaced if removcd, except as noted on sitc
plan.

In the event that the use, structure or activity for which this special use permit is issued shall not
be commenced within eighteen (18) months after the issuance of such permit, the same shall be
deemed abandoned and the authority granted thereunder shall thereupon terminate. For purposes
of this section, the term "commenced" shall be construed to include the commencement of
construction of any structure necessary to the use of such permit within two (2) years from the
date of the issuance thereof which is thereafter completed within one (1) year.
Before beginning this use, you must obtain a zoning clearance from the Zoning Department.
Before the Zoning Department will issue a clearance, you must comply with the conditions in
this letter. For further information, please call Jan Sprinkle at 296-5875.
