BACKGROUND:
On May 11, 2011, the Board held a public hearing on ZMA 2010- 00003, Morey Creek Professional Center, the
accompanying SP for a parking structure, and a Critical Slopes Waiver. Following the public hearing, the Board deferred
action to allow the applicant to remove the proposed daycare facility in order to eliminate almost one -half of the average
daily traffic to the site and proffer the architectural renderings that had been shown to the neighbors and the Board.
DISCUSSION:
Since the Planning Commission meeting, the applicant has revised the application plan to remove the daycare center
(Attachment 1) and has revised the proffers in accordance with the Board's expectations (Attachment 11). The two new
proffers address the architectural renderings (Proffer 5) and proffer out the "day care, child care or nursery facility" use
from the by -right uses that would be allowed on the site with the rezoning (Proffer 6).
RECOMMENDATIONS:
Staff recommends approval of ZMA 2010 - 00003, Morey Creek Professional Center, inclusive of the proffers dated June
17, 2011; approval of SP 2010 - 00009, for the parking structure (no conditions), and approval of the Critical Slopes Waiver
(no conditions).

BACKGROUND:
On April 6, 2011, the Planning Commission held a public hearing on this Zoning Map Amendment and Special Use Permit.
The Commission recommended approval of both items.
DISCUSSION:
Since the Planning Commission meeting, the applicant has finalized the proffers to reference the correct acreage and
the April 19, 2011 date of proffer signature.
Attachment I is the revised proffers.
RECOMMENDATIONS:
Staff and the Planning Commission recommend approval of ZMA 2010 - 00003, Morey Creek Professional Center, with the
revised proffers, SP 2010 - 00009, Morey Creek Professional Center Parking Structure (no conditions) and the Critical
Slopes Waiver.
