Ferrall From: Paty Saternye- Senior Planner Division: Planning Services Date: September 1, 2017 Rev. 1: September 28, 2017 Subject: SUB-2017-105 Cat Haven Farm Subdivision Rev. 1: SUB2017-105 Hamilton Hill - Subdivision The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302(A)(1)] Name of subdivision. Revise the title of the plat to be more unique. The title specified is not unique enough to not duplicate or be a homonym of an existing or reserved subdivision name within the County. A title utilizing the "Cat Haven Farm" name, but differentiating it enough from the name of the previous boundary line adjustment plat, might be appropriate. Rev. 1: Comment Addressed. 2. [14-302(A)(10)] Right of further division of proposed lots. Revise the development rights note such that "and when further divided these rights shall not comprise more than 12.4 acres." is reworded to say 10 acres. Rev. 1: Comment not fully addressed. The comment above was incorrect. Revise the plat to address the following: • The first portion of the Right of further division note should read "The residue of TMP 84-44C retains 2 development rights and may be further divided and when further divided these rights shall not comprise more than 12.4 Acres." • The portion of the note for Parcel "G" should remain as previously shown. 3. [1 4-302(A)(1 1)] Instrument creating property proposed for subdivision. Revise the lot data notes to specify the recently recorded BLA deed (DB4886 PG 54) is the most recent plat. Also, include in the deed book and page number of the deed that transferred the property to the current owner, which appears to be DB 4896 PG 503. Rev. 1: Comment not fully addressed. Revise the deed book and page number for the deed that transferred the property to the correct recorded deed. It appears that DB4896 PG 503 is for "Cat Haven Farm" while the one shown on the second submission of this plat, DB 4896 PG 508, appears for Meadowlark Fields Wildlife Sanctuary. Attached please find a copy of DB4896 PG 503 for your reference. 4. [ 1 4-302(A)(1 5)] Identification of all owners and certain interest holders. Revise the name of the owner in the notes section or provide a deed book and page number for the transfer of ownership to "Cat Haven Farm". DB 4896 PG 503 and County GIS records show the current owner as Susanne Campbell Merrill and not "Cat Haven Farm". Also, revise the address of the owner. Record appear to show a street address for Susanne Merrill as 1952 Castle Rock Road. Rev. 1: Comment Addressed. 5. [Comment] See attached engineering comment. Rev. 1: Comment Addressed. 6.
