Subject: SUB201700121 5542 Advance Mills Road — Final
The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or conditions
may be added or eliminated based on further review.)
This review was completed using the sections listed under Section 14-207 of the Subdivision Ordinance.
Planning
1. [Section 14-302(A)(4)] Please add the name of the owner of record for the electric and utility easements.
2. [Section 14-302(A)(10)] No development rights were transferred with the addition of the 4.85 acres shown in
D.B. 1297, PG 350, nor with the addition of the 3.01 acres shown in D.B. 1626, PG 49. The original lot of record
is shown in D.B. 696, PG 604 as 12.10 acres. Therefore, please revise Note 14 to read: "Parcel A is assigned two
development rights and the residue of Parcel 13A is assigned three development rights. These development rights
shall be utilized within the boundaries of their parent parcel as shown in D.B. 696, PG 604."
3. [Section 14-302(B)(5)] Please revise Note 9 to add the Flood Hazard (FH) overlay district.
4. [Section 14-302(B)(7)] Please revise Note 5 to read: "This subdivision lies within the North Fork Rivanna Intake
water supply watershed."
5. [Section 14-302(B)(10)] Please add the note required by this section relating to stream buffer protection.
6. [General Comment] The Virginia Department of Health provided approval for this subdivision on September 28",
2017.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may
be found at www.albemarle.or countycode.
In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address
all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.
