Subject: SDP-2017-043 Hollymead Town Center BI C6- Final Site Plan
The Planner for the Planning Services Division of the Albemarle County Department
Community Development will recommend approve the plan referred to above when the
following items have been satisfactorily addressed. (The following comments are those
that have been identified at this time. Additional comments or conditions may be
added or eliminated based on further review.) [Each comment is preceded by the
applicable reference to the Albemarle County Code.]
Requirements:
1. [32.5.2(b); COD] Provide sidewalk to the property line all the way along Meeting
Street. It should be provided to the north of the proposed alley entrance.

2. [32.7.9] Provide the number of required street trees and the number provided.
Rev1: Comment not addressed.
3. [32.7.9] Street trees are required along Laurel Park Lane, a landscape easement
may be needed for these trees.
Rev1: Comment not addressed.
4. [32.5.2] [32.7.9] Any required street trees outside of the right of way will require
a landscaping easement in the form of a plat and a deed stating the maintenance
of those trees.
Rev1: Comment not addressed.
5. A plat will need to be approved for all easements prior to final site plan approval.
Additionally, remove the subdivision plan from the site plan set. A separate
subdivision plat with an application and fee will be required for the subdivision
of the lots and is not approved with the site plan.
