2. Ensure that all existing easements with deed book references are shown on the plan per
County Code 18-32-6.2. Also ensure all proposed easements are shown per County Code
18-32-7.4.2 and the Design Standards Manual Section 6.
3. Entrance appears to exceed the max 4% requirement for a distance of 40 ft. from the
intersected street per County Code 18-4-12.17. The fire department must review and approve this
entrance since it does not meet the engineering standards.
4. Please provide retaining wall details/design. Also note that the section referenced for sheet
S-201 was not provided.
5. Timber guard rail is not approved for use by VDOT. Per the Albemarle County Design
Standards Manual Section 7, all design elements are expected to be to VDOT standards. Please
provide VDOT approved guard rail system.
6. Please submit design calculations for concrete pavement showing that it can handle the
proposed loading. A section was provided, but not the design.
7. Note: WPO plan must be approved before the final site plan can be approved.

the proffer. Also, proffer 1 should be added.
2. Sheet ES-101: Lighting must be full cut off and the plans must reference that statement. Foot
candles must be shown to all property lines. Under the luminere chart, the Ordinance requires LLF to
be 1, not .8.

This site will require a new private road name. Per Sec. 7-200-B of the County's Road Naming
and Property Numbering Ordinance (Page 2 of PDF). "It is intended by this article that all roads
within the county which serve or are designed to serve three (3) or more dwelling units or
business structures shall be named."
With the two existing office buildings and the proposed Fire Station, there are 3 structures that
have or will have addresses, therefore a new road name will need to be created. Please review
the procedures in the Road Naming and Property Numbering Manual and work with the
neighboring property owners to decide upon a new road name for the road connecting Peter
Jefferson Parkway to the buildings.
We recommend providing three (3) candidate road names to our office for review, in
case your first choices are not acceptable.

Dear Mr. Gatabu:
In response to the comments forwarded to DJG, Inc. on November 5, 2010. We
have edited the plans as necessary and provide the following responses:
Zoning & Current Development approval to include:
1. The final site plan must meet all conditions of section 18-32.6 of a
zoning ordinance. A landscape plan is required with a final site plan.
If outdoor lighting is proposed, include a lighting plan in the final site
plan.
Compliance with Section 18.32.6 noted. Landscape and lighting plan
is included in this submission.
2. A plat showing the proposed Fire Station lot must be submitted before
final site plan approval is granted.
Fire Station parcel plat included in this submission. See attached.
3. Please scan all SP 01-56, 01-57 and ZMA 2001-15 proffers and
conditions onto the site plan. The Pantops fire station is on land zoned
Planned Development Mixed Commercial (PDMC) and has proffers
that run with the land. These proffers need to be scanned onto the site
plan.
ZMA 2001-15 proffers specific to Pantops Public Safety Facility added
to cover sheet G-002. SP 01-56 and SP 01-57 notation added to G-002.

4. ZMA-2001-15 Proffer #9 States: "The owner has entered into a
memorandum of understanding with Thomas Jefferson Foundation,
Inc. incorporating guidelines for development of the Property within
the Monticello view shed (as such memorandum may be amended
time to time upon mutual consent of the parties thereto)( the "MOU").
Prior to granting final site plan approval for any proposed buildings on
the property within on the Monticello view shed (other than site
applications for minor amendments not material to the objectives of
the parties thereto, the Director of Planning and Community
Development shall request confirmation from Thomas Jefferson
Foundation Inc. that the site plan application is consistent with the
terms of the MOU".
Proffer#9 included on Coversheet G-002.
5. A parking analysis needs to be prepared and submitted to the Zoning
Administrator justifying the provision of 12 parking spaces shown on the
preliminary plan. The parking analysis need to be address to the
Zoning Administrator.
Parking space allotment approved.
6. The site plan revision dates need to be noted on the site plan.
Site plan dates located on title block.
7. Please provide a Simple Methods spreadsheet to illustrate removal rate
requirements for the proposed site.
Stormwater calculations, utilizing TR-55 methods will be submitted for
review.
8. It appears that the area for the proposed SWM pond will suffice for
water quality. However; engineering is concerned about having
anything but dirt and vegetation in this area due to having public
drainage facility beneath the pond. Engineering recommends one or
two biofilters to capture and treat the runoff for water quality and then
to be discharged into the pond for water quality.
Two bioretention filters have been provided, and are offset from the
underground storm piping.
