C/o Tremblay & Smith, PLLC 105 East High Street Charlottesville, VA 22902-5115 Fax (434) 972-4126 RE: LZC2017-00031, TMP 07800-00-00-021 HO — 2000 Marchant Street (the "Property") Dear Mr. Albro: In response to your request for a Letter of Zoning Compliance for the above referenced Property, please be advised of the following: • The Property is located in the County of Albemarle and is zoned Light Industrial ("LI") • The current residential use of the property is not a permitted by right use in the LI zoning district. However, as the residential buildings were constructed prior to 1969, the use pre- dates the 1969 zoning and, has been continuously used as residential since at least that time, the residential use is considered legally nonconforming and can continue indefinitely, as long as the use is not discontinued for a period of two years. • There have been no special permits issued for the Property. • To the best of my knowledge there are no open or unresolved zoning or building code violations for the Property. On the basis of this information and the County's records, I conclude that the two residential buildings have been used as dwellings since they were built prior to 1969 and are legally nonconforming.
