Luke,
I have reviewed the plan with revision date of 25 September 2017 submitted for the North Pointe Middle Entrance
Landscape application. I have the following comments:
1. To address tree/utility conflicts, the trees were removed from the median of the entrance road. Placing
trees in the median is consistent with previous ARB actions for this type of development. Can the pipe
be moved so the trees can remain?
2. On September 18 and October 2, the ARB considered the information in the articles you provided on the
relationship between tree planting size and establishment/growth. At this time, the ARB cannot support
the smaller planting size for Entrance Corridor frontage trees for this proposal. The ARB did note that
they are willing to consider additional information on the subject, and acknowledged that a change of
this type would require Board of Supervisors approval of a revision to the Entrance Corridor Design
Guidelines. The landscape plan will need to show a 3'/2" caliper planting size for EC frontage trees at a
quantity equivalent to one tree for every 35' of frontage.
Please provide revised drawings addressing these conditions. Please Include updated revision dates on the
drawings and submit the Revised Application Submittal form (attached) with the revisions. If you have questions,
please let me know.

RE: ARB-2017-69: North Pointe Entrance Landscaping
Dear David,
I have reviewed the plan with revision date of 31 August 2017 submitted for the above -referenced application. I
have the following comments:
1. Regarding comment #2 from the August I 1 action letter, there appear to be several tree/utility
conflicts, as outlined in red, below. Please resolve.
2.
Regarding comment #3 from the August 11 action letter, a 40' landscape buffer is identified, but
the 40' depth is actually only provided at the very southern end of the planting. Where the 40'
dimension is noted, the depth only measures 30'. (See note outlined in blue, below.) Please revise
to provide a consistent planting area depth of 40.
3. The landscape plan shows 88 shrubs provided by a total of 3 species. Consider increasing the
shrub species to a minimum of 4.
4. Regarding comment #4 from the August 1 I action letter, thank you for providing the articles on
the relationship between tree planting size and establishment/growth. We hope to get ARB input
on the frontage tree planting size at an upcoming meeting. We will provide you with the ARB
input once received.
5. I understand that you are not prepared to provide additional sign information at this time.
Consequently, the final action on ARB-2017-69 will exclude the sign design.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision
dates on each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes
other than those requested have been made, identify those changes in the memo also. Highlighting the
changes in the drawing with "clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to
ensure proper tracking and distribution.
When staffs review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
