Newberry (jnewberry(c-r�,albemarle.org) Division: Planning Date: October 20, 2017 Subject: SUB201600190 Timberwood Square — Final The Planner will recommend approval of the plat referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) This review was completed using the sections listed under Section 14-206 of the Subdivision Ordinance. Planning 1. [Section 14-302(A)(1) and 14-302(B)(6)] The name of the subdivision at the top of Sheet V1 and within the title bar on each sheet should reflect all of the applicable tax map and parcel number(s). This information should take into account the approval and recordation of SUB201600111 BLA. 2. [Section 14-303(D)] The area calculations on Sheet VI should include all of the appropriate TMPs. 3. [Section 14-303(A)] The TMPs in these statements may also need to be revised accordingly. 4. [Section 14-302(B)(5)] Please revise Note 10 to add the Airport Impact Area and Steep Slopes (Managed) overlay districts. Please also note that SP199400016 and SP200800052 are applicable to this area. 5. [Section 14-302(B)(8)] The setbacks shown in Note 11 should match the setbacks outlined on Sheet SP2 in the final site plan. 6. [Section 14-317] Sheet SP2 on the site plan notes that "open space is to be owned and maintained by a homeowner's association." Please provide HOA documentation for review and approval by the County Attorney's office. 7. [Section 14-303(G)] Please add a note to Sheet V1 that indicates the ownership of the common open space. 8. [Section 14-302(A)(4) and (5) and Section 14-303(L)] Existing easements need to be labeled with their owner of record. All proposed easements need to be labeled as "new" or "proposed." Deeds should be submitted for each new easement outside of the right of way. 9. [Section 14-302(A)(15)] Ownership information may need to be updated. 10. [Section 14-303(C)] The boundaries of the "common area" is not explicitly clear and it differs from the "open space" areas shown on the site plan. Please clarify the boundaries of the "common open space" shown on Sheets V2 and V3. 11. [Section 14-3171 Please submit a private street maintenance agreement if the private streets are not already covered in the HOA documents. Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and may be found at www.albemarle.org/couniycode. In accord with the provisions of Section 14-229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
