RE: Dunlora Park Phase II—Initial Site Plan
Thank you for your comments dated July 5, 2017 on the Dunlora Park Phase II Initial Site
Plan. Revised plans are hereby submitted incorporating the following changes in response to the
items in your letter.
Planning
1. The public notification fee of$215 is paid with this resubmission.
2. The entrance to the Phase II units is now provided off of Varick Street,per VDOT
request.
3. The 20-foot minimum rear setback is now provided from the edge of the alley easement,
see layout sheet.
4. The alley easement is now dimensioned and labeled. A maintenance agreement shall be
provided prior to final approval.
5. Curb is now provided on the low side of the alley to contain drainage, edge of pavement
provided on high side of private alley due to large number of curb cuts for driveways.
6. The open space meets the requirement—see chart and calculations on sheet 1.
7. The homes shall be provided a garage, cars shown in tandem to meet requirements
maintaining the 16' wide driveways to provide additional greenspace and separation
between units.
8. The alley detail has been updated for the 20' travel way.
9. Signage is now included for the guest spaces.
10. The existing structures are now labeled on TMP61-165C with their distance to the lot
line.
11. Guardrail and fencing are now provided on the wall.
12. The setbacks note on sheet 1 has been updated as required.
13. The density note on sheet 1 has been updated as required.
14. The easement on TMP 62F-C has been recorded as required.
15. The applicant acknowledges this requirement.
16. Access to the SWM facility and an easement is now provided.
17. The garages are now depicted and dimensioned on the plan.
18. A landscape plan is now provided.
19. The open space A and B areas are now labeled and depicted on the plan, see sheet 1.
20. The timing of phase II shall be Fall 2017.
21. The owners, zoning, and present use of abutting parcels is now provided on the existing
conditions sheet.
22. The alley connection has been relocated, CG-12 is provided at the sidewalk connections.
23. The Rio sidewalk is now extended to the property line.
24. The zoning now includes the AIA Airport Impact Area designation.
25. All existing and proposed utilities including dry utilities are now provided.
26. The applicant acknowledges this concern,the connection for Phase II now comes from
Varick Street.
Engineering
1. The approved Phase I WPO plan will be amended for Phase II improvements prior to
final approval of the site plan.
2. The forest and open space conservation area remains unchanged with the proposed Phase
II development.
3. The proposed Phase II lots front Rio Road and Dunlora Drive. The proposed travelway is
a private access alley.
4. The new entrance is now provided off of Varick Street.
5. The new entrance is now provided off of Varick Street and meets VDOT requirements.
6. The driveways will provide parking for two cars in tandem, see cars depicted on layout
sheet.
7. The proposed slopes note has been added to the plans.
8. The note for the critical slopes is now added to the existing conditions sheet.
9. Retaining wall design plans will be provided prior to final approval.
10. The access alley profile is now provided on sheet 3.
11. Pavement markings are now provided.
12. All street signs are now shown.
13. The end of alley turn around meets requirements.
VDOT
1. The proposed alley entrance has been shifted to access from Varick Street.
2. The applicant now provides access via Varick Street as suggested.
3. The new alley access meets the connectivity requirement.
4. The plan no longer requires mill and overlay as it will be connected to the existing
development currently under construction.
5. There will no longer be work to the existing centerline with the revised plan.
6. An entrance radius of 25 feet is provided on the west curb return.
Traffic Planning
1. The entrance to Phase II is now served from Varick Street,per VDOT recommendation.
Fire & Rescue
1. A fire flow test has been conducted for the Phase I development and is provided with this
resubmission.
2. Alley A is now marked no parking on both sides.

1. Alley A will be provided a road name prior to final approval.
